A room can have too much of a good thing.

When styling a property for sale, it can be tempting to think an empty corner is a problem that needs solving with another piece of furniture.

But good styling isn’t about filling every available space.

It’s about looking at the room as a whole — the proportions, natural movement, architectural details, sightlines and how it will translate in the final look.

For this home, the stronger result came from being selective rather than adding more.

The furniture needed to define the spaces without overwhelming them, while giving the architecture and layout room to speak for themselves.

That’s where a considered property styling strategy makes a difference.

New stock day is a little bit Christmas around here.

But before something earns a spot in the KE warehouse, we ask a few practical questions. Does the scale work? Will the texture add something? Can we use it thoughtfully across different homes?

We love a beautiful piece. We love it even more when it has a clear job to do.

One of the biggest mistakes we see? Leaving styling until the last minute.

The best time to start the conversation is before everything else is locked in.

That gives us time to look at the property properly, understand the buyer, work out what stays, what goes and where your money is actually worth spending.

Ideally, we recommend getting in touch around 3–4 weeks before photography — and earlier for larger homes or properties needing a little more preparation.

Because good property styling doesn’t start when the furniture arrives.

It starts with a plan.
