A brand new sofa fills a room. A vintage one gives it a story.

I had the chance to collaborate with Reno + Decor magazine last month on something close to my heart — how to bring vintage pieces and family heirlooms into modern spaces without it feeling like a time capsule.

Lately the conversations I'm having with homeowners keep coming back to this. People are holding onto their grandmother's chair or their parents' dining table and wondering if there's a place for it. There always is.

Vintage pieces carry history — and that history changes the entire energy of a room.

When a client trusts you with their second property, you show up even harder. That's exactly the energy we brought to this beautiful semi-detached home in the heart of Spadina Dupont.

This neighbourhood doesn't need an introduction — tree-lined streets, walkable everything, and a community feel that growing families keep coming back to. Our job was to make sure the home matched the neighbourhood's energy the moment buyers walked through the door.

When was the last time you actually loved sitting in your own living room?

Summer should feel like this. Windows open, greenery spilling in, a space that pulls everyone together without trying too hard.

The navy, the wood, the texture — nothing here is accidental. It's designed to feel lived in before anyone even moves in.

That's the difference a well-styled space makes. 👇 Does your living room feel like somewhere you actually want to be?

The furniture layout, the lighting, the way a room makes you feel when you walk in — none of that is accidental. It's the job.

Builders and developers who invest in model home styling aren't spending money on pretty. They're buying their best closer.

06/06/2026

Builders will obsess over construction timelines and completely overlook the one thing that actually closes the deal — the model suite experience.

Buyers aren't in there taking notes. They're deciding if it feels right. The finishes, the flow, the light. It either clicks or it doesn't.

And that decision happens fast.

A model suite done right doesn't just show a home — it sells a lifestyle, justifies the price, and moves inventory faster than any marketing spend will.

Get it wrong and no amount of ads, incentives, or price cuts will fix the vibe that's already turned buyers off.

The biggest decorating mistake? Buying everything from the same store. In a set. On the same day.

I get why it happens — it feels safe, it's easy, it matches. But matching and curated are not the same thing. And the difference shows up the moment you walk in the room.

A matched set says "I bought this." A collected room says "I live here."

The homes that genuinely feel good to be in have layers. Something old next to something new. A piece with a story sitting next to something you found last weekend. A rug that came from one world and a lamp that came from another — and somehow, edited together, they just work.

That tension is not accidental. It's the whole point.

Stop decorating for the catalog look. Start decorating for the life you actually live.

B & A: Nobody is booking a showing for that second photo. And we all know it.

Same room. Same windows. Same square footage.

This home had a full episode on Life Channel's Listing Large for exactly this reason. The production team saw what great staging can do to shift perception and buyer behaviour — in real time.

Builders: Your model home is your #1 sales tool. Homeowners: Your listing photos are your first showing. If either one isn't pulling people through the door, the product isn't the problem. It's your presentation.

Your deck is a room. Start treating it like one.

The biggest mistake homeowners make with outdoor space? One zone, one purpose. A table shoved against the railing and called it a day.

This deck does two things at once — a dining zone for the meals and a lounge zone for everything after.

Here's how to zone it out:
↳ Anchor each zone with a rug — it defines the space the same way walls would indoors
↳ Keep dining and lounge furniture facing each other, not the same direction
↳ Add one tray with candles or greenery to every surface — it signals "this is styled" not "this is stored"
↳ Pillows in a tight palette (blues + neutrals here) pull both zones together without matching them exactly

Outdoor space is the most underused room in the house. This summer, use it.

This kitchen from our Cabbage Town staging project gives me all the Sunday cooking energy. ☕

True story — in our house, I cook and James does the dishes. And honestly? We've made peace with that arrangement. I love playing in the kitchen, trying things that may or may not work out, and he loves sitting down to whatever I put in front of him. No complaints, just clean plates. That's love. 😂

A well-styled kitchen does something to you though. It makes you actually want to cook. The right countertop vignette, a cookbook leaning just so, that one statement pot that makes the whole space feel intentional — it all adds up.

Who's the cook in your house — and who's just really good at showing up hungry? 👇
