Think the Party Wall Act only applies to walls? Think again.

One of the most common misconceptions people have is that the Party Wall Act only concerns walls between properties. In reality, it applies to a range of shared structures.

If you live in a flat—especially in a converted period house—this is particularly important. Your floors and ceilings may also fall under the Act. They often act as the separating structure between you and your neighbours.

There are many projects delayed (or relationships with neighbours strained) simply because this wasn’t considered early on.
If you’re planning a renovation, it’s always worth checking your obligations before starting work.

Thinking of extending your home in England?

Something I see quite often is that people assume they can build whatever they want… without checking the rules.

In England, there are four key planning terms that define how extensions are approved:

• Permitted Development (PD) – no full planning, but very strict limits
• Lawful Development Certificate – formal proof your project is legal
• Full Planning Permission – needed when your design goes beyond PD rules and is assessed case‑by‑case against local policies
• Listed Building Consent – a completely different level of control

Also important:
– Flats don’t have PD rights
– Conservation areas restrict what you can do
– Article 4 Directions can remove PD rights entirely
– Previous extensions may reduce your allowance

Not all properties have the same potential.

If you're buying a property or planning a project, checking this early can save you a lot of time and money.

And what about Building Regulations?
That’s a whole different story… and it surprises people more than you’d think...

PSD Completed Projects | Changhua: A Harmonious Symphony of Architecture and Context

In approaching the design of these terraced houses, our primary objective was to explore how individual "identity" can be established within a repetitive sequence, while maintaining a respectful dialogue with the local streetscape.

The Art of Proportion: Deep-set Vertical Windows and Shadow Play
Diverging from the conventional horizontal apertures typical of local townhouses, we have adopted a vertically elongated proportion for the floor-to-ceiling glazing. Coupled with minimalist wall adornments, this creates a striking rhythm of crisp lines and deep-set recesses. As the sun moves across the facade, the shifting shadows lend the building a dynamic, sculptural quality throughout the day.

Contemporary Lexicon Meets Local Heritage
The material palette prioritises locally sourced elements, predominantly featuring traditional wall tiles and pebble-dash finishes—staples of Taiwanese residential architecture. By utilising kiln-fired tiles in a multi-tonal mix of beige, grey, and brown, we have achieved a tactile warmth. This palette is a deliberate nod to the historic "red-brick" urban fabric of nearby Lukang, ensuring the contemporary structure feels deeply rooted in its environment.

Architectural Cadence: A Collective Symphony
While the terrace maintains a cohesive massing, subtle variations in texture, colour, and parapet details provide a clear demarcation for each residence. Much like a symphony, each unit acts as an individual movement—distinct in detail, yet coexisting in perfect harmony under a shared architectural language.

Urban Skylines and Breathing Spaces
The fourth-floor setbacks to the front and rear serve as private sanctuaries for residents, offering a tranquil outdoor retreat. Architecturally, these setbacks alleviate the visual massing at street level, creating a more airy atmosphere for pedestrians. The varied rooftop configurations delineate a sophisticated skyline, returning the act of living to a more sensory and comfortable experience.

This project is more than just a residence; it is a refined realisation of PSD’s vision for contemporary Taiwanese living.

An Invitation to Quiet Luxury
Designed as a private VIP lounge for residents, this space embodies quiet luxury through refined comfort and considered design. A curated palette, rich textures and ambient lighting create an elegant yet relaxed atmosphere for both unwinding and social moments. Thoughtful detailing and spatial calm elevate the lounge beyond a shared amenity, transforming it into an exclusive retreat — a private extension of the home, defined by restraint, comfort and understated sophistication.

Welcome home, every time.
The basement lobby is more than just an entrance — it’s a serene prelude to the home above. Designed as a second front door, it combines humble luxury with thoughtful details that quietly impress. Scattered downlights on a black mirror ceiling twinkle like a starry night sky, casting a gentle glow that guides you home. Every step into this space is a calm, immersive moment, transforming your nightly return into a peaceful, restorative homecoming…

A Place for Fun
An interplay of folding triangular panels and varied textures creates a dynamic lounge for teenagers to relax, socialise and play. A cool, urban colour palette reflects contemporary youth culture, while floor-to-ceiling glazing brings in natural light and garden greenery. A dull concrete box is transformed into an engaging, vibrant space for fun.
