The New Welsh Approved Document F Moves the Conversation Beyond the Fan

"The Building Regulations are there for the benefit of us all.

Using the correct tool to perform a task or a job is important to delivering the best possible service and outcome for the customer. The days of holding a piece of tissue paper up to a fan and, if the fan pulls and holds the paper say that’s working and fine should be resigned to history. It’s the same as saying your car tyre has air in it; what more do you want, regardless if it’s the correct and safe operating level.

Power flow hoods have come down in price and are a lot more available and easier to use than in the past. They are the best and most accurate way to measure the actual flow rates of a ventilation system, thus clearly showing the true performance of the system. Besides, who doesn’t like a new toy?"

Replacing an intermittent extract fan with a dMEV fan isn't simply a product swap.

It represents a change in the ventilation strategy.

With intermittent extraction, mechanical ventilation typically increases when moisture production is elevated.

With dMEV, the fans operate continuously at a background rate, with higher rates available when additional ventilation is required.

That changes the question.

Instead of simply asking whether a fan can extract enough air when moisture is being produced, we need to consider whether the dwelling can continuously extract the required volume of air through the available extract points.

A ventilation system can perform on paper – but what happens if the resident doesn't want to live with it?

Noise, disruption and how intrusive a system feels can all affect the way residents interact with ventilation in their home.

If a resident considers a fan too noisy or disruptive, there is a risk that they may switch it off or interfere with its operation.

That's why we shouldn't only ask:

“Can the fan achieve the required airflow?”

We should also ask:

“Can it achieve that airflow while remaining tenant acceptable?”
