Would you decorate your home differently if you knew you were going to sell it?

One of the hardest parts of preparing a property for sale is separating personal taste from buyer appeal.

When you're living in your home, your colours, furniture, artwork and collections are part of what makes it yours.

When you're selling, the challenge is to help someone else imagine themselves there.

That doesn't mean stripping out every bit of personality and turning the house into a bland box. Quite the opposite.

A home prepared for sale isn't losing its personality. It's creating space for somebody else's.

The top photo says: there’s a bed here.

That’s the difference good styling can make.

When someone is scrolling through Airbnb, your photographs are doing the selling before your guest has seen the room in person. The bed is often the biggest visual element in a bedroom, so it needs to look comfortable, clean, considered and inviting.

And no — that doesn’t mean covering it in a mountain of cushions. 😊

It’s about proportion, texture, colour, symmetry and creating a feeling.

Guests aren’t booking your cushions. They’re booking how they expect to feel when they arrive.

Good styling won’t magically fix a poor property, but it can make a good one look worth clicking on — and that click is where the booking journey starts.

Is your home ready for autumn? 🍂

Before the rain, wind and colder weather arrive, it's worth taking a little time to look around your home.

Start outside. Look at anything autumn rain and wind will put under pressure. Anything loose, damaged or overgrown is worth dealing with now.

Look up. Check your roof, chimney, gutters and external fittings for anything that has changed or looks obviously wrong.

Check your windows & doors. Make sure they open, close and lock properly, and look at seals and external timber for signs of deterioration.

Think about water. Check gullies, drains and areas where water tends to collect — particularly if you've noticed changes since last year.

You don't need to do everything at once. Just look closer, notice what's changed and deal with what matters.

BEFORE IT BREAKS started with the book — a practical guide to spotting problems early and understanding what really matters when it comes to maintaining your home.

Then came the Property Tools, because sometimes knowing what to do is only half the battle.

And then came BIB HomeHub...

Well, I can't tell you everything about that one just yet. 😉

Let's just say I've been working on something that I hope will make looking after your home a lot easier.

The easier a room is to understand, the easier it is for buyers to imagine living there.

When a room has too much furniture, too many competing features or an unclear purpose, buyers have to work harder to understand the space.

Make the layout obvious.
Give the room a clear purpose.
Let the space do some of the selling.

Good preparation isn't about making a home look perfect. It's about making it easy to see its potential.

Stop reaching for your wallet before you've understood the problem. It sounds obvious, but when something goes wrong in your home, the instinct is often:
“How much is it going to cost to fix?”

Before you ask that, ask something else:
What is actually causing the problem?

A damp patch doesn't automatically mean you need a new wall.
A tired-looking bathroom doesn't automatically need replacing.
A draught doesn't automatically mean new windows.

Sometimes the right answer is a repair.
Sometimes it's maintenance.
Sometimes it's doing absolutely nothing — for now.

The expensive mistake isn't always choosing the wrong solution.Sometimes it's spending money before you've properly understood the problem.
