Another home staging success! 🏡

A full Home Staging Report helped this seller prepare their property for the market — and it has now sold (subject to contracts).

In fact, this is the third property I have helped this client sell, either through hands-on home staging or a detailed room-by-room report.

By looking at the home through a buyer’s eyes, I was able to provide practical recommendations covering presentation, colour, furniture placement, styling and those all-important finishing touches.

5 Interior Design Mistakes to Avoid

A beautiful room is not just about choosing lovely furniture and colours. It also needs to work for the space and the people living in it.

Here are five common mistakes — and how to avoid them:

1. Buying furniture before planning the layout
Always measure the room and plan where everything will go before ordering. Check the width, depth and walking space, so you do not end up with furniture that overwhelms the room or blocks the natural flow.

2. Choosing paint from a tiny colour card
Paint your sample onto a large piece of white paper, using two or three coats so you can see the true colour. Move it around the room and look at it at different times of day, as natural and artificial light can completely change how it appears.

3. Using furniture that is the wrong scale
Too many small pieces can make a room feel cluttered, while oversized furniture can make it feel cramped. Aim for a balanced mix that suits the proportions of the room.

4. Relying on one main ceiling light
A well-designed room needs layers of lighting. Combine ceiling lights with table lamps, floor lamps or wall lights to create warmth, atmosphere and practical light where it is needed.

5. Buying individual pieces without considering the overall scheme
Buy the items you genuinely love, but make sure they also work with the room as a whole. I often build a design around a favourite piece of furniture, artwork or treasured accessory, creating a scheme that allows those special pieces to really stand out.

A little planning at the beginning can help you avoid costly mistakes and create a room that feels considered, practical and personal.

It’s been another busy week at Lesley Ann Interiors…

I’ve had a few consultations, been working through kitchen and bathroom details for the annex project, finished a home-staging proposal and started preparing for a new-build consultation next week.

I’ve also managed to fit in some training as always good to keep learning and stay up to date.

And on a personal note, I’ve been checking over the final designs for a few bespoke pieces for my own bathroom, which are very nearly finished. I’m really looking forward to seeing everything come together!

As always, there’s lots going on behind the scenes before a finished space starts to take shape.

🏡 Thinking of selling your home — or is your property already on the market but not attracting the interest you hoped for?

It has been a busy few months for Home Staging Consultations, with another property visited in Bedford this week and a detailed, room-by-room report now being prepared to help get it market ready.

I view each property through the eyes of a potential buyer, identifying anything that may affect its presentation, appeal or perceived value.

The report provides clear, practical recommendations covering repairs, decoration, furniture layout, styling, lighting, kerb appeal and those all-important finishing touches.

For clients who are unable to attend, I can also arrange to collect keys from the estate agent and carry out the visit independently.

The aim is to help the property photograph well, make a stronger first impression and give the estate agent the best opportunity to achieve the price the seller is hoping for — and secure a sale as quickly as possible.

I haven’t posted for a week as I’ve been lucky enough to spend it in the beautiful Basque Country, which is somewhere I’ve wanted to visit since my father visited with his architectural firm in the 90s, to see the Guggenheim, not long after it opened.

It really is quite breathtaking — what a building to design… and probably an even bigger challenge to build!

The architecture throughout this part of Spain was beautiful, from Bilbao to San Sebastián, and even through the vineyards and villages of Rioja. So many stunning materials, shapes, details and contrasts between old and new.

If you’re into modern art, architecture and sculptural buildings, I would certainly recommend it — and the food and wine are amazing too!

**Does your room feel a little bland, even though you've bought all the furniture?**

It could simply be missing a focal point.

A focal point is the feature that naturally draws your eye when you walk into a room. It gives the space purpose, creates balance and helps everything feel connected.

It doesn't have to be a fireplace.

It could be a beautiful piece of artwork, a feature wall, a media unit, a statement headboard or even a stunning view.

Without a focal point, a room can feel a little empty or disconnected, even when it's beautifully furnished.

Sometimes it's not about buying more furniture.

It's about creating one feature that quietly pulls the whole room together.

That's often the difference between a room that feels *furnished*... and one that feels *finished*.
