Specialty houses with an area of 1,800 to 2,500 SF2. Land in 60 x 80 and design needs to incorporate all client's requests, modern budget design.

We Design from the outside in.
We design the house start with an exterior footprint, thereby limiting the square feet to our target range, and then design the floor plan within this frame as if remodeling within an existing exterior envelope.

In these smaller homes, we designed the house to still feel spacious and comfortable. An open floor plan makes a small footprint feel larger than it is. We consider opening up rooms to one another. The volume of all the areas is perceived as one large space, feeling more spacious.

The design will and should influence the whole project, and include the exterior and interior - orientation, massing, form, apertures, height, light. The landscape - hard and soft surfaces, types of planting, the scale of painting, the arrangement of planting. Finishes - colors, styles, textures, materials. Fixtures and fittings - genre, style, scale, amount, material. Structure - light, heavy, traditional, modern, vernacular. Materials - colors, hard or soft, weathering, types, styles, locally sourced, vernaculars.

Architecture and design work by AART. The building is a 12.5 storey RC built on 1.5 acres of land and about 100 feet from Inya Lake on Pyay Road with an area of 500,000 SF2 It is said to be located on ancestral land on the far Dhamaryone Road. Tower A has nine rooms on each floor, and Tower B has seven rooms on each floor. The size of a room ranges from 1,500 square feet to over 2,500 square feet. The Penthouse has six rooms and two and a half car parks for easy parking.
