Beautiful tile catches your eye.
But there's more to choosing finishes than simply asking, "Kodi iyi ndi yokongola?"

Think about:
➡️Cleaning.
➡️Maintenance.
➡️How the space will be used.
➡️Slip resistance where relevant.
➡️Whether the finish works with the rest of the design.

"Kukongola kokha sikokwanira."

Lesson: Choose finishes for the life they'll have to survive, not just the photograph they'll appear in.

Sometimes the dream starts with:
"Ndikufuna nyumba yayikulu."
But the available land has limitations.

Instead of forcing a huge building onto a small or unsuitable space, good planning looks at how to use the available land intelligently.

A smaller home with excellent space planning can feel much better than a large house that overwhelms the plot.

Lesson: Don't ask only, "How big can I build?"
Ask, "What is the smartest development for this land?"

A design can look fantastic on a screen.
But once you place it on actual land, things can change.

The slope. The road. The surrounding buildings. The direction of access. Existing features on the plot.

"Pa paper zimaoneka bwino, koma plot ndiyo imatiuza nkhani yonse."

Lesson: A house plan shouldn't be considered in isolation from the land it's going on.

A budget tells you what you can spend.
A good plan tells you how to spend it wisely.

You can have enough money to build a house and still waste a significant portion of it through poor planning, unnecessary changes, material wastage, or decisions made too late.

Makono Tip: Don't simply ask, "How much money do I have?" Ask, "What is the smartest way to use what I have?"

One minute of reading. A lifetime of smarter building.
Because every great building starts with the right knowledge.

"𝗛𝗼𝘄 𝗗𝗼 𝗜 𝗞𝗻𝗼𝘄 𝗜𝗳 𝗠𝘆 𝗕𝘂𝗶𝗹𝗱𝗲𝗿 𝗜𝘀 𝗗𝗼𝗶𝗻𝗴 𝗚𝗼𝗼𝗱 𝗪𝗼𝗿𝗸?"

Don't wait until the house is finished to find out.
"Musadikire mpaka nyumba ithe kuti mudziwe ngati ntchito ili bwino."

Construction should be checked as it progresses.
Different stages need different checks, and important work can become difficult to inspect once it's covered.

That's why proper supervision matters.

You shouldn't only inspect the finished house. You should monitor the journey that creates it.

"𝗦𝗵𝗼𝘂𝗹𝗱 𝗜 𝗕𝘂𝗶𝗹𝗱 𝗘𝘃𝗲𝗿𝘆𝘁𝗵𝗶𝗻𝗴 𝗮𝘁 𝗢𝗻𝗰𝗲?"

Not necessarily.
If your finances don't allow you to complete everything at once, phased construction can be an option.

"Simukuyenera kumaliza zonse nthawi imodzi ngati budget yanu sikulola."

But here's the important part:
Plan the whole development first.

You don't want today's extension to block tomorrow's house, parking area, rental units or outdoor space.

Build in phases if necessary, but plan as one complete project.

Because describing an idea and documenting it properly are two different things.

"Nditha kumufotokozera builder mmene ndikufunira nyumba yanga."

But what happens when you and the builder understand your words differently?

A proper plan gives everyone something concrete to work from.
It helps communicate dimensions, room arrangements, openings and other important details.

Your builder shouldn't have to guess your dream.

You can use online designs for inspiration, but don't assume a plan created for someone else's plot and lifestyle will automatically work for yours.

Your land, family needs, climate, orientation and local requirements may be completely different.

Use Pinterest and the internet for ideas. Use professionals for decisions.

"𝗜 𝗛𝗮𝘃𝗲 𝗟𝗮𝗻𝗱. 𝗪𝗵𝗮𝘁'𝘀 𝗠𝘆 𝗡𝗲𝘅𝘁 𝗦𝘁𝗲𝗽?"

"Ndagula kale plot, koma tsopano ndiyambire kuti?"

Don't rush to buy bricks.
Your first step should be understanding what you have.

Look at the plot, its access, orientation, slope, surroundings, services and any factors that could influence your development.

Then start planning the house or development around the actual site.
The plot comes before the house.

That's one of the reasons Makono created Tiyeni Ku Plot, to help you understand your land before you commit serious money to construction.

When people calculate the cost of building, they often think about bricks, cement, roofing and tiles.

But construction also involves labour, transportation, professional services, site preparation, utilities, waste, and unexpected changes.

That's why two people can build similar sized houses and end up spending very different amounts.

💡 Makono Tip: Don't ask only, "How much will the materials cost?" Ask, "What will the entire project require?"

One minute of reading. A lifetime of smarter building.
Because every great building starts with the right knowledge.
