It was fine when the owner got the keys.

"The renovation sounds goodโ€ฆ but RM50K upfront is a big hit. When will I ever get that money back?"

That's actually the right question. Most people never ask it clearly enough. So let's answer it properly.

If your unit has been sitting empty, here's what that silence is actually costing you. At the market rate, your unit could be fetching RM3,500โ€“RM5,000 a month.

12 months empty = up to RM60,000 in rental income that never came in.

Your mortgage, maintenance, and holding fees? Still running. Easily RM2,500โ€“RM4,500 a month out of pocket.

12 months of that = another RM30,000โ€“RM54,000 gone.

You are bleeding out. Silently. But you can see it every single month, leaving your bank account.

No renovation. No return. No tenant. Just time passing and money going out.

Here's the real picture: The RM50K isn't the risk you're deciding on. You're already spending it. It just hasn't bought you anything yet.

Now let's run the other side of the math. Unit renovated. Rented at RM3,500/month (conservative). That's RM42,000/year in rental income. Renovation fully recovered in under 15 months.

From Month 16 onwards, every ringgit is yours. For as long as you own that unit.
So the real question isn't "will I recover the RM50K." It's: "How much longer can I afford to keep not recovering it?"

"But I still have to pay my mortgageโ€ฆโ€

Correct. You have to pay that mortgage whether the unit is empty or full, tenanted or vacant. The bank doesn't care.

The only question is: Do you want to pay 100% of it yourself, or do you want a tenant to pay 80% of it for you? The RM50k is what buys you that 80% subsidy.

The demand is there. The tenants are there. The only thing standing between you and rental income is a unit that isn't ready for them.
