Expansive at 1,300 sqm, this resale HDB embraces a Minimalist-Contemporary aesthetic where clean lines meet thoughtful functionality.

A restrained palette of white, black and dark brown creates a sense of contrast without overwhelming the home, allowing the architecture and materiality to take centre stage.

In the living spaces, synchronised pocket glass doors neatly separate the kitchen from the living room. When closed, the kitchen is concealed from view; when opened, the spaces seamlessly connect while maintaining the home’s clean visual lines.

The uniquely shaped master bedroom is thoughtfully divided into two distinct zones — a sleeping area and a vanity corner — making use of the room’s unconventional footprint without compromising on function.

Meanwhile, the walk-in wardrobe takes its cues from a runway-style boutique. Herringbone flooring, cove lighting and full-height storage come together to create a space that feels both luxurious and highly considered. Tucked within this resale maisonette in Hougang is a home that feels like a carefully curated museum of Peranakan heritage, thoughtfully layered with subtle Farmhouse influences. From vintage tingkat carriers to nostalgic patterned tiles, every corner reflects the homeowner's appreciation for tradition, craftsmanship and collected memories.

Two recurring motifs weave the home together. The first is patterned tilework, appearing almost everywhere—from the kitchen island and bathrooms to feature walls, where individual tiles are framed as works of art. The second is coloured floral glass, found on doors and light fixtures alike, lending each space a warm, nostalgic charm that recalls the elegance of traditional Peranakan homes.

The communal spaces are designed as both living areas and galleries for the family's treasured collections. Stretching across the dining room, dry pantry, living area and balcony are carefully displayed keepsakes gathered over the years, each carrying its own story. Within the pantry, a dark green KitKat-tiled backsplash introduces a contemporary contrast to the richer reds and blacks traditionally associated with Peranakan interiors.
Upstairs, the feature ceiling anchors the entire upper level. Farmhouse-inspired beams run along the sloped roofline, evoking the rustic character of old kampong homes where asymmetry and organic imperfections are celebrated. The spaces are thoughtfully zoned for different purposes, with the main family area transformed into a personal library housing cherished figurines, family photographs and nostalgic artefacts—including a retired Singapore Airlines service cart. Framed by full-height cabinetry finished with rattan panels and vintage-inspired hardware, the collections become an extension of the home's personality.

Each bedroom embraces its own distinct identity. The common bedroom opens through a transitional space reminiscent of a theatre foyer, complete with retro posters and a skylight that floods the entrance with natural light, creating a bright yet nostalgic atmosphere. Its adjoining bathroom continues the vintage narrative with green subway tiles enveloping the space, enhancing its cosy ambience.

In contrast, the master suite introduces a softer palette. The ensuite bathroom is wrapped in peach and orange subway tiles, complemented by an eclectic mix of decorative tiles that add depth and character. The bedroom itself is anchored by two full-height wardrobes, one of which seamlessly integrates a vanity, balancing everyday functionality with timeless design.

Textured walls, matte black cabinetry, and a glass partition framing the walk-in wardrobe introduce layers of depth and contrast, proving that simplicity need not be devoid of character.

Featured in this expansive 5-room resale flat in Serangoon is a carefully curated interplay of materials, textures, lighting, and functional design elements.

Each space is thoughtfully defined through purposeful architectural features. In the kitchen, a tiled island clad in KitKat tiles serves as both a visual anchor and practical workspace, while a framed glass door creates a subtle transition into the main living area.

Upon entry, a full-height library with black fluted detailing and integrated LED lighting immediately draws the eye, offering a glimpse into the living room beyond. Echoing this design language, the feature wall is concealed behind a pair of fluted sliding panels, revealing a wallpaper-backed surface that adds depth and a touch of contemporary luxury to the space.

Balancing openness with privacy, synchronised double doors separate the home study from the living area, allowing natural light to flow freely while maintaining visual connectivity between the two spaces.

Within the private quarters, concealed doors have been seamlessly integrated into the design, preserving the home's clean lines and cohesive aesthetic while ensuring each room remains a personal retreat.

Created with the overall theme of raw concrete in the Industrial/Brutalist style, this 4-room in Tengah offers a rural-like getaway.

While many homeowners opt for a partition wall or carpentry settee as a privacy screen, this couple chose a half-wall entry, rugged edges greeting you as you enter. With loose furniture for their settee and shoe storage, the half-wall helps create the illusion of a higher ceiling, as opposed to a full-height partition that closes the space. LED lights along the cove create an ambiance, a cozy glow against the vinyl flooring.

In the main living space, the use of concrete and plaster lines the edges of the beam and the window feature that gives you a glance into the home work-out station. They also did without a door, and in place, was a cave-like entrance with raw edges. The cement screeding across the curved wall and living spaces help elevate the experience.

The master bedroom features a stone wall, entirely made out of foam - a friendlier option.

While the home’s living spaces are generally leaning toward the Industrial/Brutalist styles, the bathrooms offer a more relaxed edge - Colored kitkat tiles and subway tiles line the wall and floor, with elements that also complement the neutral color palette.

Thoughts by the Homeowner:

Our home’s design direction is Transitional, as we were drawn to the juxtaposition of old and new. We wanted our home to feel balanced and layered instead of it being overly modern or overly ornate. To embrace the classic style, you’ll find traditional elements like wainscoting on our walls and French doors. But the sofa and living feature wall lean toward cleaner contemporary lines.

Our biggest must-have (and biggest splurge) for the house was definitely the herring bone flooring. We went through a few samples before deciding on the current one as we wanted that ‘aged look’, with the knots of the “wood” being evident and the grains to be quite pronounced.

Spatial zoning was important to us and we also wanted to create an anchor in every room. They came in hand-in-hand while deciding some practical design points.

In the breakfast nook, the built-in bench and table creates a gathering space where we have meals and for hosting. The kitchen features a waterfall island, naturally becoming a functional hub and sculptural centrepiece. In the master bedroom, the dressing table articulates the layout, separating the rest area and vanity. But in the common bedroom, there’s a study table that establishes a work zone. The bathrooms feature specific areas such as the vanity, shower area and toilet, which improves both flow and functionality. These were practical design points that make the home feel intentional rather than sparse.

During the course of the reno, we changed our layout adjustment in the living room. Right before the carpentry stage, we noticed that from one side of the space, there’s a beautiful view of the sea and you can even see Coney island. We backtracked and requested to swap the feature wall and sofa so that anybody who was sitting in the living room could enjoy the view.

It was a small alteration, but it changed how we experience the home every day.

Orange-hue woods cover the home’s carpentry and flooring, with matching muted shades of green and cream inviting the space into a cozier ambiance. Carefully curated home decor also makes the space especially personalised, ranging from metallic open shelving to pop of colors.

Before meeting the ID, the homeowners had a moodboard leaning toward the modern contemporary style, but curves, organic shapes and a brighter, more consistent palette were introduced, giving this home its lightness.

It was important that the main living space remain open-concept as the homeowners host large groups of guests every week. Space could not be compromised, so a kitchen island and loose furniture was a better option.

Because the entire kitchen had to be hacked to accommodate the open-concept, it took about three months and about ten drafts before the homeowners decided on one that suited our home the most.

The home follows the idea ‘Form follows function’ - everything was designed for practicality. There were many concealed doors to keep storage out of sight and guests would only be able to see the clean and seamless interior.

The curtain in the living room is a soft and easy divider, acting as a privacy screen between the main living space and the door to the study and bedrooms.

The master bathroom is the darkest room in the house. Outside, the spaces are kept bright, clean and inviting for guests, but a contrasting dark and luxurious bath was privy to their own usage.

Upon purchase of the home, the ceiling height was 2.85 metres tall. But after hacking, they found out that the true height was 3.3 metres.

Deciding to take advantage of the high ceiling, the designer included two feature walls, one in the living room and another in the master bedroom. The plaster wall has a perimeter of hidden LED lights, which serves as a main attraction for guests and ambient lighting.

Cement screed forms a continuous backdrop across the living room and kitchen, while black carpentry and storage elements reinforce a sense of cohesion—resulting in a space that feels both sleek and quietly assertive.

In the main living area, simplicity and spatial clarity take precedence. Eschewing built-in carpentry, a cement screed feature wall keeps the space visually open, allowing the room to breathe. A proposed LED fireplace was ultimately set aside in favour of a curved partition paired with cove lighting—an intervention that softens the interior while maintaining alignment with the home’s overall language.

The dry pantry emerges as a focal point within the otherwise muted scheme. Here, textured kit-kat tiles introduce depth and tactility, offering contrast against the smoothness of cement screed. Applied as a layered finish, the tiles subtly unify the main space while elevating it beyond a purely monochromatic expression. Complementing this is the use of steel-toned laminates in place of stainless steel, lending a refined, industrial edge without overwhelming the palette.

Functionally, the pantry is conceived as a versatile hub—serving as a coffee and drinks station for daily use and entertaining alike. Integrated power tracks further extend its utility, allowing it to double as a convenient charging point for guests.

More intimate in scale, the master bathroom continues the home’s emphasis on comfort and considered living. A built-in shower seat introduces a quiet sense of luxury, while the decision to forgo typical glass partitions enhances the perception of space. The result is a bathroom that feels open, relaxed, and deliberately pared back.

After the homeowners fell in love with the charming balcony and great view, they decided to create an open concept where the living room connects to the balcony, allowing them to enjoy the scenery.

During the renovation, the kitchen was opened up, encouraging strong breeze through the entire unit. However, there was a structural wall in the middle of the space, where the homeowners and ID incorporated a wrap-around kitchen island that is highly functional and has become part of their everyday lives. The lights in the home are also warmer, contrasting against the bright city lights outside.

One of the rooms in the unit came with a quirky curved corner which the homeowners wanted to conserve. A curved bookshelf brought the corner to life - It included LED lights and was also attached to a carpentry storage unit that houses a Murphy bed.
