Singapore’s goal to achieve carbon neutrality by 2050 is an ambitious challenge that demands a paradigm shift in the real estate sector: moving from assumption-based design to one driven by measurable performance.

However, a contradiction persists: 𝗺𝗮𝗻𝘆 𝗯𝘂𝗶𝗹𝗱𝗶𝗻𝗴𝘀 𝘁𝗵𝗮𝘁 𝗮𝗿𝗲 "𝗵𝗶𝗴𝗵-𝗽𝗲𝗿𝗳𝗼𝗿𝗺𝗮𝗻𝗰𝗲" 𝗼𝗻 𝗽𝗮𝗽𝗲𝗿 𝗮𝗿𝗲 𝗯𝗲𝗶𝗻𝗴 𝗰𝗼𝗻𝘀𝘁𝗿𝘂𝗰𝘁𝗲𝗱 𝘄𝗶𝘁𝗵 𝗰𝗼𝗺𝗽𝗼𝗻𝗲𝗻𝘁𝘀 𝗹𝗮𝗰𝗸𝗶𝗻𝗴 𝗱𝗮𝘁𝗮 𝗰𝗲𝗿𝘁𝗶𝗳𝗶𝗲𝗱 𝗯𝘆 𝘁𝗵𝗶𝗿𝗱-𝗽𝗮𝗿𝘁𝘆 𝗯𝗼𝗱𝗶𝗲𝘀.
In a tropical climate, where energy efficiency relies heavily on cooling, the building envelope is not just a component, but a complex system.

Parameters such as SHGC, thermal transmittance (Uw), and airtightness must be validated as a whole. Without certified and comparable data, the technical risk falls directly on developers, making it uncertain whether standards like BCA Green Mark or LEED can actually be met.
