Not the fake overly processed stuff — I’m talking rich, creamy, fresh, homemade goodness loaded with flavor and made with simple ingredients. The kind of ice cream that makes you close your eyes after the first bite 😂

These bubble cones, soft serve mountains, chocolate dips, whipped cream… Denmark does dessert DIFFERENT. Pure quality. Pure happiness.

Home Inspections: Don’t Panic — Every House Has Something

Whether you’re buying a brand-new construction home or a resale built in 1994, one thing is almost guaranteed during the home-buying process:

👉 The home inspector is going to find something.

And honestly? That’s exactly what they’re supposed to do.

As a REALTOR®, I’ve seen inspection reports come back with everything from minor maintenance notes to larger repair concerns. One of the biggest misconceptions buyers have is thinking a home inspection report should come back “perfect.” In reality, no house is perfect — not even new construction.

The Purpose of a Home Inspection

A home inspection is not a pass-or-fail test. It’s simply a professional evaluation of the home’s visible systems and components at that point in time.

Inspectors are trained to document:

Safety concerns
Deferred maintenance
Potential future issues
Items not functioning properly
General recommendations

Their job is to protect the buyer by being thorough. And trust me… inspectors will almost always find something to put in the report.

Sometimes it’s:

A loose outlet
Missing caulking
A clogged dryer vent
Minor grading concerns
An HVAC note
A GFCI outlet issue

Other times, it may be larger concerns involving:

Roofing
Electrical
Plumbing
Crawl space moisture
Structural movement
HVAC systems

But finding items on a report does not automatically mean the house is a bad house.

Even New Construction Homes Have Inspection Issues

This surprises a lot of buyers.

A brand-new home can still have:

Missing insulation
Improperly installed flashing
HVAC drainage issues
Electrical concerns
Plumbing leaks
Cosmetic defects
Safety items needing correction

Builders and contractors are human, and homes involve hundreds of moving parts. An inspection simply helps identify items that may need attention before closing.

Don’t Let the Report Overwhelm You

One of the biggest things I tell my clients is:

📋 “Don’t focus on the number of pages in the report.”

Inspection reports can easily be 40–80 pages long because inspectors document everything they see — including maintenance suggestions and informational notes.

Instead of panicking, focus on:

✔ Safety Issues

Examples:

Exposed wiring
Gas concerns
Missing handrails
Electrical hazards
✔ Major System Concerns

Examples:

Roof problems
HVAC failures
Plumbing leaks
Structural concerns
Moisture intrusion
✔ Expensive Repairs

Examples:

Foundation movement
Septic issues
Water damage
Mold concerns
Negotiating Repairs: Focus on What Matters Most

The inspection period is a negotiation — and strategy matters.

One mistake buyers sometimes make is asking sellers to repair every tiny item in the report. That can overwhelm the negotiation and sometimes create unnecessary tension between both parties.

Instead, I always encourage clients to prioritize:

Health and safety concerns
Functional issues
Major repairs
High-cost items

A seller is generally more willing to work with buyers who focus on reasonable and important requests rather than cosmetic or minor maintenance items.

For example:
✅ Requesting repair of exposed electrical wiring makes sense.

❌ Requesting replacement of every scratched outlet cover probably does not.

Remember: Homes Require Maintenance

Every home — regardless of age — will need maintenance over time.

Buying a home doesn’t mean buying perfection. It means buying a property that fits your goals, budget, and comfort level while understanding that homeownership comes with ongoing care and upkeep.

Sometimes buyers need to ask themselves:

“Is this issue serious?”
“Can this be fixed reasonably?”
“Is this typical for a home of this age?”

A good REALTOR®, inspector, and contractor can help put inspection findings into perspective so buyers can make informed decisions without unnecessary stress.

Final Thoughts

Home inspections are meant to educate, not scare you.

No home is flawless. Not the new build. Not the 1994 resale. Not even the million-dollar house.

The key is understanding which items truly matter and approaching negotiations strategically and calmly.

The goal isn’t perfection — it’s making sure you feel informed, protected, and confident moving forward with one of the biggest investments of your life.

And sometimes? A little humor during the inspection process helps too… because if you’ve ever seen an inspector crawl through a crawlspace in the middle of a North Carolina summer, you know real estate definitely keeps things interesting. 🏡😅
