We added a geometric privacy screen to this back patio because the neighboring wall was close enough to kill the whole outdoor space. Open lattice instead of solid panels, so guests still get afternoon sun. The greenery in the planters is faux, which sounds like a shortcut until you remember nobody is stopping by to water it between turnovers. How are you all handling outdoor plants at your rentals?

Outdoor areas are some of the most underused space in a short-term rental. We gave this patio a weather-resistant rug, four real lounge chairs and a screen for privacy, all low maintenance between guests. Are you photographing your outdoor space, or skipping it in the listing?

It's not often we recommend renovations to start up a short-term rental. But the outdated kitchen in the before photo (swipe to the end) was doing no favors for anyone. So we made strategic revisions, swapped the vinyl for wood-look plank, and turned that awkward pass-through into a three-seat bar with real sightlines to the living room. The coffee station gets its own stretch of counter because that is the first thing a guest looks for at 7am. The result was a brighter, more inviting space for guests to feel at home. Hosts, what is the one kitchen upgrade that moved your reviews the most?

Lighting is the line item hosts cut first and regret later. We ran a rattan three-light over the peninsula for task lighting and used a sunburst flush mount in the open area because the ceiling height had no room for a pendant. What is the one upgrade in your rental that guests mention over and over?

We built this whole living room off one statement rug, then repeated its magenta, orange, and teal in small doses around the room so it feels connected instead of random. The green wall grounds all of it, which is the part most people skip when they go bold. Would you take the color risk in your rental, or does neutral still feel safer to you?

Every shelf, every art piece, every corner of Bright Side Books & W**e was placed with purpose. We design commercial spaces that guests walk into and immediately pull out their phones. What's one detail in your space that makes people stop and stare?

Commercial design lesson: variety in seating equals longer visits. At Bright Side Books & W**e, we gave readers swivel bar height stools for quick w**e chats, lounge chairs for serious reading, and a cozy corner for escape. What's your favorite kind of seat in a bookstore?

That Bright Side Books & W**e bookstore corner everyone photographs? It's doing more than looking pretty. When guests share that spot on their Instagram stories, your property gets free visibility to their entire network. Design choices that encourage sharing turn your guests into your marketing team.

Designed this book club corner for Bright Side Books & W**e around one simple goal: keep people talking comfortably for hours. The leather seating, warm lighting, and layout do the heavy lifting so groups come back month after month. What makes your favorite gathering spot work?

Primed for family gatherings, the bar cart setup and the kids' book rack in this James St STR project cost very little, but they are the details that show up in five star reviews. We planned both rooms around who actually books this house: families who want the toddler handled and the grown-ups to have a drink after bedtime. What is the smallest thing in your rental that guests mention the most?
