I’ll be honest, when working with clients I sometimes second guess myself, but as soon as I saw this floral tile I just knew. My client loves wallpaper so it was the perfect twist to create the visual interest she was hoping for! I’m loving the end result for this guest bathroom and so happy she loves it too!

Staging always helps. Whether working with an occupied or unoccupied home, staging plays a key role in the selling process. According to the Home Staging Institute on average 40% of buyers are more willing to visit a staged home they found online and homes that are staged sell 73% faster than those that aren’t staged.

Occupied staging is one of the easiest returns on investment. While decluttering is huge in this process so is space planning and color theory. The whole purpose of staging is to envoke a feeling that allows the buyer to see themselves living there.

Unoccupied homes are tricky. A blank canvas can be difficult for a lot of buyers. While fully staging an empty home will always brings the biggest bang for the buck, a partial stanging of key areas will still have a huge impact in helping the buyer in vision their life in that home.
