I get a call at least once a month from homeowners who hired someone to refinish their hardwood floors that had no clue how to do the job most relying on YouTube and Google 😂
I tell homeowners if that individual shows up with rental equipment to run don’t walk. I personally with over 35 years doing nothing but hardwood floors couldn’t do your floor justice with rental equipment. Many Jack of all trades master of none as they say. 

Equipment and Mess
Professional:
They use commercial-grade, multi-stage drum sanders and edgers, almost always equipped with advanced HEPA vacuum systems to keep your Kansas home virtually dust-free.
Handyman:
They usually rely on standard rental equipment (like consumer drum sanders or rotary buffers). These machines are harder to control, can permanently gouge or "swirl" your wood, and often lack proper dust containment, covering your home in sawdust.
2. Expertise and Wood Knowledge
Professional: They understand how to properly identify wood species (e.g., Red Oak vs. White Oak), test moisture levels, and use specific techniques to prevent stain blotchiness.
Handyman: They may treat all wood the same. Incorrect sanding grits or improper buffer use can leave overlapping scratch patterns ("chatter marks") that only become visible once the stain or polyurethane is applied.
3. Staining and Polyurethane Application
Professional: They are experts at moisture-curing finishes, water-based polyurethanes, and Swedish finishes. They know exactly how to manage dry times and humidity, and how to buff between coats to prevent bubbling or peeling.
Handyman: They typically use basic, homeowner-grade polyurethane. If they fail to buff or sand between coats, or if they apply it in the wrong temperature/humidity, the finish can quickly peel, bubble, or yellow.
4. Warranties and Cost
Professional: They carry specialized flooring insurance and offer multi-year warranties against peeling, bubbling, and chipping. Prices typically run between $4 and $8 per square foot depending on the locale and finish.
Handyman: They often charge a lower hourly rate or flat fee, but if they mess up, you may end up paying a professional double to strip and correct their work. Furthermore, a handyman may not offer a formal warranty on their flooring work.
