With the recent hot weather spells we've been asked a lot about things to do to keep the heat down in attics. This album is of an older house near the north loop in Houston we did a few years ago but it shows an essential first step in making sure cooler air can circulate into the attic: fully vented Hardie Soffit. Its only ten pictures so follow the captions on each one to get a sense of how and why soffits work.

Let's face it... roofs are boring. The overhangs (soffits) even more so. But if they are planned right, they can work together to ventilate and cool down your attic. We just finished a complete Hardie replacement in the area of West 18th and T C Jester (just west of the Heights) and we took some pictures specifically to illustrate how roofs and soffits can be made to work together to keep you from giving too much of your money away to the electric company. We hope your Independence Day celebrations will pick up steam as soon as the rain moves out. And speaking of rain, after this downpour its a good idea to check any parts of your wood or pressboard siding that have been deteriorating. Rain this hard results in often extreme runoff and splashing that can get inside any failing siding and shingles and do a lot of damage very quickly. Also after a heavy rain, it is always a good idea to take a flashlight up into your attic and shine it on the entire underside of your roof decking so you can look for any freshly wet spots caused by a leak. We have done a number of jobs over the years where the customer was just plain tired of the design of their exterior and wanted to give their home a new look. This one in the west Houston-Copperfield area is one of our favorites. Their house was covered with horizontal pressboard siding on the front with some strategically-placed wood scallops. Once they started to rot, they became difficult to maintain. We offered to help them keep their style and put Hardie Scallops where the wood scallops are, but they wanted a change. So this is what we gave them and they were thrilled with it! The sides and back were T1-11 vertical plywood that we also replaced with Hardiplank. So there you have it... in most cases you can choose to keep the exterior style of your home or change it to something new. Let us help you find the right style for you.

We posted this album about four years ago to give some information about the way we install gutters and the extra step we take to add years to their functional life. I'm reposting this album because we are seeing many homes with loose (and often dangling) gutters that were overwhelmed during Harvey. Each photo has its own caption that explains what we do to help gutters stand up to downpours like Harvey, so scroll through each one and post any comments or questions you might have.

There are three primary reasons that gutters fail, and I’m sure you’re already familiar with two of them: (1) They simply get clogged with leaves and pine needles and small branches and sometimes even critters, which over time puts more weight in the gutters than they were designed to hold, so they collapse. (2) The fascia (the board under the roof edge that the gutters are attached to) begins to rot, which loosens the fasteners and allows the gutter to pull away, which creates a gap between the gutters and fascia that will allow water to run through and into the soffit underneath, which causes even more of the wood to rot. (3) Then there is simple physics, one little thing that many gutter installers do not do that could extend the life of your gutters by years. The following pictures are from the house we completed recently in Spring (see the previous photo album we posted); I took these pictures specifically to show you this little trick we do for all our customers and explain how it helps. After last year's Harvey-dominated wet season, this year we're seeing more issues with stucco that has absorbed water and is separating from the wall. Real stucco is expensive to replace and requires extensive repair and preparation of the wall behind it. There is also a "faux" stucco that has been used on a lot of houses, which is simply a pressboard panel with a stucco-type finish. As with any pressboard (either siding or panels) at some point they start to absorb water and rot from the inside out. If you have either of these products, you do have several options. If you want to keep the stucco style, or if your HOA says you HAVE to, there are Hardie products that might interest you... we put together this before and after photo album of what it looks like on other homes. Stucco looks wonderful but it can be hard to maintain, and over time it will absorb water, expand and contract with the changes in seasons, and ultimately will pull away from the wall and the trim or tudor boards that surround it. When this happens, water can get inside your walls and do serious damage. So, if you like the way stucco looks on your house, when it needs to be replaced there is a James Hardie Stucco product that is easier to maintain and will allow you to keep your home's style.

Looky looky at what we've earned again. Guild Quality is the organization that contracts with the James Hardie Corporation to contact homeowners who have recently had Hardie products put on their home, and their main purpose is to find out how happy they are with the quality of service the installer gave them. Each year Guild Quality honors those few companies that meet minimum customer satisfaction scores nationwide. Most of our jobs can be completed in 10-21 days, depending on how much material is being installed and how much damaged load-bearing wood we discover when the old exterior wood is torn off. But occasionally we do very complicated jobs on very big homes that can take much longer. We just completed such a job in Sugarland and the customer just completed his Hardie Guild Quality Customer Satisfaction Survey to let the Hardie Corporation know how we did. Not only did he give us a perfect score, but he added a few glowing comments: "I chose Advanced Home Exteriors because of their reviews of quality and installation.... I was most satisfied with their professionalism, quality of workmanship, consideration for client's property, and how they kept a clean workplace. There was consistent follow up during the job.... Now that winter is over, you should be well on your way to starting your repair-remodeling projects. By now you should have already had several contractors over to your house to look at what you want to repair or replace so they can prepare a quote and offer you some different options. Remember, many of even the most basic projects can take 1-3 months to complete, and sometimes more if your jobs require special orders for custom items. This also includes letting the managers go over your specs, ordering the materials necessary for the job, and then scheduling and organizing the specialized crews that will do the work. And never EVER choose a contractor based solely on his quote... low quotes almost always mean they are cutting corners somewhere that will show up in the quality of the final work. We will never lie to you or give you false hope. We will give you a fair quote without those ridiculously high markups that our industry is known for.
