Everyone else’s bookshelves? To die for.⁣
Yours? A jumbled mess. ⁣

If you’re ready, once and for all, to close the book on disheveled shelves, here are five simple ways you can whip ‘em into shape:⁣

Empty them out and only hang on to the books and items that mean something to you.⁣
Now “ground” your bookshelves by placing your largest items first.⁣
Mix up your book placement with some laying horizontal and some vertical.⁣
Add a splash of color with a succulent or a long leafy plant.⁣
Stand back and tweak until it feels just right. ⁣

As you look around, you’re wondering how in the world you can get your home looking its best for all those showings. Answer = Staging! Here’s why—and when—you should stage your home:⁣

It makes your listing photos more appealing to buyers. And you know, your listing is your first “showing.”⁣
It allows buyers to more easily picture themselves living in your home.⁣
It increases your home’s value. According to the NAR, 23% of buyer’s agents said that staged homes increased the dollar home value offered between 1-5%, compared to other homes that were not staged.⁣
If your home is outdated, overly cluttered, or needs repairs (that you don’t have resources to address before selling), staging can help divert a buyer’s attention.⁣

The best time to stage your home is BEFORE it hits the market. If you reach out as soon as you know you want to sell, we can easily factor staging into your selling timeline. ⁣

When selling your home, there are a few things you can do to put buyers at ease the minute they walk in the front door—which is exactly what you want to do.

So if you’re thinking of sticking a sign in the yard in 2022, keep these 4 staging tips in mind.

Make a great first impression. No time or budget to do the entire house? Focus on the entryway and living room. Consider a statement chandelier, a cozy entryway, or a pop of color on the front door.

Clarify each room's purpose by dividing large rooms into smaller seating areas. Have a space that’s no man’s land? Use furniture and household items you have on hand and give it a purpose (office, craft room, guest bedroom, etc.).

Consider the scale, texture, and tone of each room. Everything should “fit” and be visually appealing. Translation? Get rid of any unnecessary furniture that's cluttering up the room.

Give attention to your great outdoors. Curb appeal — it's a thing. Buyers will love seeing new landscaping, clean walkways, and bright lighting.

Feeling wound up these days? Yeah, me too. Know what helps? Coming home to a tranquil, tidy, and timeless bedroom retreat at the end of the day.

Create yours with these DIY ideas (that also moonlight as home staging tips):

Declutter. Put away piles of clothes, books, and bills (ahem!) littering your bedroom.
Make the bed (yep, every morning!) and make it beautiful with textured blankets and a few decorative pillows that you adore.

Improve the lighting. Add a table lamp to your dresser or swap out bulbs for a softer hue or wattage. What you want for lighting in the bedroom are options, options, options!
Freshen up the walls with a coat of paint.

What colors evoke calm to you—soft blues, gorgeous grays, earthy greens? Hop on Pinterest for inspiration. Then, carve out a weekend and get it done!

Kick out the electronics. Nothing zaps a peaceful bedroom retreat liking a flashing television, messy cords, and blinding (or worse, blinking) lights. If you can stand it, clear out the gadgets and screens—for good.
