We didn’t add the mural everyone else has. We built the room they’d remember. Not because murals are bad, because guests don’t pay more for one. It’s just there. Nice to look at. No actual ROI.

Instead we put the money into value premium guests actually pay for. Neon, popcorn cart, oversized games, a room transformed into an experience.

Nobody books a return trip over a mural. They book it over intangible value curated by your design. Memories. How the place made them feel.

Copying the top comps feels safe but keeps you average. You beat a market by spending where everyone else didn’t.

You know a lot but you’re still stuck because none of the mood boards and “best Airbnb amenity” lists are specific to your market.

High-paying guests only book when you give them exactly what they’re looking for in your market. Not knowing what that is costs you guests who book without asking for a discount.

If you want just anybody booking at any rate, fine. Good looking design and trend chasing might get you there.
