Another awesome job by the A-Team crew! New gutters, new stair rails, some new siding, new storm door, new soffit... I do wish I would have gotten some more before pictures. Thought I took some but they disappeared. Ugh...

Sometimes we just can't find a good color match. That was the case with this job. The siding was from 1999 and unfortunately all the color matches were discontinued. What do you do in this case? An option is take siding from one section to use elsewhere and make the section taken from an accent wall, which is what we did on this house.
NOTE: There was no water at this house during the repair, otherwise we would have pressure washed the siding first. It was pressure washed after we completed the repair.

Was your house build 2010 or earlier? Do you have vinyl siding? Did you know there was no code requiring house wrap before 2010?

What does that mean for you? Water gets behind vinyl siding, especially around windows and penetrations. It's not hard to check behind your siding to make sure you have house wrap. If you don't that's something that can be addressed whenever your siding is replaced but that doesn't mean you need to panic! You do need to check under window, mainly, to make sure water hasn't been causing damage. Some houses have house wrap but no window tape, which can be just as damaging.

Why Mold Grows on Siding

Unfortunately some siding colors get discontinued and it's just impossible to match siding to do repairs, at least without is sticking out like a sore thumb, so what do you do? Well for our clients house we had the option of taking siding from one part of the house to use where the siding was damaged on other sections of the house. What do you do with the wall after taking off the siding? Well, you can make it an accent wall! We have a nifty tool at our disposal where we can put different colors on the house. What color do you like best? Our client is going with Wedgewood Blue which is perfect and goes great with the shutters! Now he has matching siding to do repairs and extra siding to be kept in case siding gets damaged in the future.

I'll post before and after pictures after we get the job done. It's scheduled in a couple weeks.

CLEAN THOSE GUTTERS (or call us to do it for you)

When it comes to granule loss you can expect to see some collection of granules in the gutters and or in areas on the ground near valleys or gutter downspouts.

The granule layer of the shingle of its composition is the protective layer that is preventing UV exposure to the asphalt under the granules. And inside the asphalt layer of a shingle is a fiberglass matting. This is why when you look at a roof in the sunlight at the right angle the shingles “fibers” show and appear shiny.
The asphalt layer being exposed to the UV will cause it to start to “Alligator” Meaning crack and dry rot. You see it all the time on Modified Bitumen flat roofing.

A roof ages like an exponential graph. Slow at first and then quick towards the end.

Here in Houston, we classify architectural asphalt shingle roofs in 4 categories.

Year 0-5 (beginning stage of life): New install. No maintenance likely needed. Might see nail pops from over driven nails during install using nail guns. Over driven nails let small amounts of moisture in. Moisture leaks down through the nail hole and into the decking. The decking, like a sponge, absorbs the moisture and swells. Causing the nail to push back out. Proper nail installation will prevent nail pops.

Year 5-10 (mid life stage): likely maintenance is needed. Caulking on leak prone areas has all pulled back and dry rotted. Plastic roof flashings for plumbing and attic vents tend to warp in the heat as the heat caused the plastic to expand. Warping lets in wind driven rain. You will also start to see mild to moderate granule loss. And some shiny edges of the shingle and its fiberglass showing.
Excessive granule loss can also happen due to hail storms. Even small hail storms can cause granules to separate from the asphalt layer causing premature aging of the shingle and rapidly decreasing the life expectancy.

Year 10-15 (Approaching end of life): you’ll start to see excessive granule loss. If minor leaks were not addressed for the last 10 years, you’ll likely have rotted or soft decking. Leaks can be very tiny and not even show up on ceilings. The shingle is likely no longer repairable without causing more harm than good when doing a repair.

Year 15-20 (End of life): You should have a budget ready for your roof replacement. Excessive granule loss will be present. Especially on roofs that have insufficient ventilation.

This proves true unless there is a true “50 year” shingle installed. These shingles are referred to as designer shingles. Standard architectural shingles are typically a “30 year” product. But the roofing industry is no longer classifying shingles in terms of “life years” (Due to its inaccuracy) They have moved to an impact resistance rating. Class 4 (the highest rating) impact shingles and designer shingles are thicker and tend to last longer. A HAAG shingle gauge can confirm the thickness.

Also worth noting: an over heated attic space greatly attributes to the lifespan of a shingle. No more than 120 degrees in the attic is preferred. Proper attic ventilation is key to roof longevity. The shingles are designed to take direct UV exposure. But as soon as the attic temperature reaches excessive levels, the shingle start to bake and blistering occurs. This looks like areas on the shingles that have round, circular areas that have missing granules. (Often mistaken for hail damages) These areas are quite likely blisters where the asphalt heated up to a boiling point level and starts to bubble up and pop the granules off the asphalt mat.

A sure fire indicator of an over heated attic space is taking a close look at the rafters. If you see sap oozing out and sap crystals collecting on the exterior of the framing, the heat is literally baking the framing. Making the wood extrude its moisture. Decreasing its flexibility and cracking can occur.

Shingle granules are a lot more than just a pretty color. And yes, black shingles will get hotter than lighter colored shingles. A white shingle will actually reflect UV.
