Here are 5 things to consider when planning your kitchen layout!

1. Place your dishwasher where it can easily be opened while standing at the sink.
2. Add cabinets or drawers next to the dishwasher for easy dish storage.
3. Aim for about 48” of clearance around your island for comfortable movement.
4. Make sure your refrigerator doors can fully open without hitting walls or cabinets.
5. Keep your trash pullout near the sink and prep zone for easier cleanup.

What does a mid-range kitchen renovation actually cost in today’s market?

For a full gut renovation of a 200–250 sq. ft. kitchen, I typically tell clients to plan for a starting budget around $135k, depending on scope, materials, and local labor costs.

One of the first things I help clients understand is budget allocation. Before selecting finishes, I like to reserve approximately 60% of the overall budget for construction and contractor costs — electrical, plumbing, installation, carpentry, permits, and labor.

From there, the remaining budget is thoughtfully distributed across the design selections:
• Cabinetry
• Countertops
• Appliances
• Tile & flooring
• Lighting
• Plumbing fixtures
• Decorative details & finishes

A successful kitchen renovation is not just about aesthetics, but also creating a space that functions well, feels cohesive, and aligns with the client’s investment from the beginning.

For a full gut renovation on an average sized kitchen, a realistic starting point is usually around 80k once you factor in labor, construction, materials, appliances, cabinets…everything adds up FAST.
