We’ve been around since 1992 and have seen some amazing advances in increasing the value and function of your real estate. New tools, ingenious software, the internet and of course,

shows on HGTV and have created a client base so vast and varied that business started in 1992 is quite a different model than what we are collaborating on today. Probably the ONLY similarities are that there are more DIYers than ever before, paint is still one of the cheapest forms or transformation and we still try to think outside the box and use something for a different purpose than was originally intended. In the last 25 years communications, like cell phones replacing landlines, computing technologies, like tablets and the multitude of blogs, social networking, Pinterest, Houzz, Google+, we can reach more clients than ever before! We’ve gone full-throttle to solve decorating problems, inform and teach you about new products and how to save $$$ on all your decorating needs while always reminding you that we are available to take over what you don’t have the expertise and/or time to do. Unlike the decorators on the shows you see on TV we do not wear white pants and four inch heels on a job site, but we do speak “contractor” and are great translators to be sure you get the end result is everything you’ve dreamed of. Another difference is that, unlike the TV shows we already know that a 20 year old house is not going to be square and there WILL be HIDDEN surprises. We factor in the talent and time that will be required to have the finish product be square with minimal drama or “surprise” increases to budget costs. We will give you the look of magazines and DIY shows for less AND the finished product will be a place you can live or work in, NOT a room you only use for company. Don’t get us wrong….we grew up on Candace Olsen, Vern Yip and the cutie patootie, Nate Berkus who are pioneers in the HGTV world. We will we share (and give credit) for their articles, photos, etc ….. we just believe in having a home or office that is affordable AND livable. We also buy distressed or unwanted real estate from motivated sellers and transform them into a buyer’s dream. Our staff walks into the office every day with a smile and general good cheer. Find you LOVE IT try another accent wall in a different room.
Rule of thumb for choosing colors and having a house with an open floor plan look cohesive. Choose 3 colors and keep 2 of 3 of these colors in each room. It can be something as small as a vase or as large as a couch or area rug. White and Black don't count so you technically have 5 colors to use.

As a follow-up to my last post - Is the Seller required to update the Seller's disclosure?

In general, sellers and their real estate agents are required to disclose prior inspection reports on listed properties. This includes the results of a recent home inspection.

The sales contract and seller's disclosure notify sellers that they should update written materials if they learn new information about the property. For example, if a seller discovers information after the TDS has been completed that makes the disclosures incomplete or inaccurate, they should notify their agent.

In Missouri, sellers must disclose the property's condition and material defects to prospective buyers.

As a side note.........what SHOULD be done isn't what IS ACTUALLY done.....hence the expression Buyer Beware.

A home inspection can help buyers avoid unexpected surprises, like hidden damage or structural flaws. A quality inspection can also reveal information about a home's condition and systems. This can help buyers:
Understand what costs, repairs, and maintenance the home may need immediately, and over time
Avoid potentially expensive surprises
Identify any major issues with a home before closing
Save money in repairs later
Some red flags that may be found during a home inspection include:
Mold
Worn roofing
Run-down decks
Galvanized pipes
Grading and drainage issues

The home at 71 Patricia Place in Fenton, MO had more ON the list than it didn't. While we did spend $1000 for a full report that covered the roof, HVAC system, drainage, foundation, electrical and more we saved tens of THOUSANDS of dollars by avoiding this MONEY PIT.
In a lot of instances, the seller is willing to work with a prospective buyer when they find out the full scope of DANGEROUS problems that they may have PREVIOUSLY been unaware of.
This was not the case with this seller, but we are so glad we had our inspection done with Chris @ AmeriSpec Inspection Services and his team of professionals who worked together like OUR own team of superheroes :)

I recently had a party at my home and some of the guests commented on my raised dishwasher and how they hadn't seen that before.
As my husband and I plan to "age in place" we make any renovations or updates with that in mind.
If you can't bend over as easily as you could a few years ago, have back problems or arthritis, use a walker or wheelchair you should consider this update.
Unfortunately, this design won't work everywhere. It typically works when you can have a cabinet above it and a drawer below to utilize the space.
