Think you only need a builder to bring your dream home to life?

A great builder is extremely important for your home once it's time to build, but up to that point, a ton of design and decisions need to happen. And since we're all human, we're more likely to go with something we see and know. Your builder may have a great model home built that you go see because they told you it was in your budget and had the right amount of square feet. It was beautiful and stunning and new and so you sign off on it.

But, no one has actually talked about how it fits YOU. You don't know what you don't know when it comes to options or adjustments.

Meaning ➡️ you might not even realize what possibilities exist for you when you're building your home.

A perfect example is a couple who did exactly this. They started with a builder, went to a model, loved the high ceilings and layout, and wanted to move forward.

But, when I sat down and realized

👉🏻 they entertained a lot (okay let's move the stairs so people aren't going through the kitchen)

👉🏻 And they planned for a pool (but the bathroom was across the house, so all the floors would have ended up wet)

And a few other things that we could adjust at the planning stage to make the model home the base to start from, but customized to make it work for their lifestyle!

You need someone who has been around the block - who doesn't only take into account your preferences but knows what pitfalls to look for so you can avoid them before they ever become an issue. Because if you've never seen how annoying it is to have the oven open into the kitchen entryway while your stairs are through that same doorway and guests are coming in and out, you may not realize it until it's too late (or too costly) to fix.

Just because someone CAN be involved in the process of building your home doesn't mean they SHOULD be.

Investing in a custom new build is a weighty undertaking - not just in the amount of time it will take, but also the financial investment required. You need the right people with the appropriate skillsets on your team, advocating for you and caring for your investment.

And in my experience, issues arise if someone who isn't experienced in building new homes gets involved in the decision process - like a realtor.

➡️ Their job is to advocate for you in the process of buying your land, and they play a very important role! But once you get started working on plans and breaking ground, your needs shift... and most realtors don't have the design experience necessary to catch the things that a residential designer or interior designer will, often creating frustration and disappointment on both sides.

The best thing you can do when choosing to invest in a new home? Lean on a team of experts at the appropriate stages of the process:

👉🏻 A realtor for finding and purchasing the land
👉🏻 A residential designer for creating plans and selecting materials
👉🏻 And a builder for actually bringing that vision to life

That way, everyone gets to work within their area of expertise and ✨ most importantly ✨ your new build goes smoothly and your investment is treated with care.

You might think having a residential designer on your team only matters if you're starting from scratch with a new build. But it can be just as valuable if you're renovating ⤵️

Renovations can feel a little like working with a complex puzzle where you already have some pieces in place, but the rest of the puzzle isn't quite complete. That's where I come in: I help you sort through those complicated middle parts, where you're not quite sure where each pieces goes, until you have a home perfectly suited to your lifestyle.

This can look like

👉🏻 updating the cabinetry in a kitchen so there's actually enough storage and your baking dishes are next to your prep space instead of across the kitchen
👉🏻 adding a built-in to your living room so you can display your travel mementos

I'm going to hold your hand when I say this...

It's easy to find reasons to wait on building your dream home. It's a big leap, and it might feel safer to keep renting or dealing with a home that's "fine." But on the other side of that fear and uncertainty is a home you absolutely love!

So if you've said any of the things in this carousel (let's be honest- we all have), you owe it to yourself to think about what you might be passing up by waiting.

👉🏻 The truth is that there's rarely a magical perfect moment where everything feels perfectly lined up.

And continuing to wait usually costs you more time, money, and energy than just getting started (with the right support of course).

If you're thinking of building a new home, your to-do list might look a little something like this:

📝 research some plans and pull together some inspiration
📝 find a builder
📝 break ground

But the part most people forget to put on their list?

👉🏻 Hiring a residential designer (like me!)

And NOT having a designer on your team from the beginning doesn't just cause aesthetic issues - it can lead to costly errors, more expenses, and issues on site that could have easily been avoided.

In the best-case scenario, I'm involved from the beginning - even before you buy land to build on - to be a resource and sounding board. I can help

🏠 catch weird things on sites you might overlook that could impact your build
🏠 work with your builder to create plans that not only work for your lifestyle but also your budget
🏠 and troubleshoot any issues that arise during the build

but only if I'm a part of your team from the beginning. While I do my best if I'm brought in later on, I can't always correct issues that start before you hired me.

What happens when you've paid for the new build - but it's not at all like what you'd pictured?

A couple came to me and had just completed their new build. But instead of their dream home, they'd ended up with a house full of long hallways and unusable rooms. They wanted to try one more time, but this time they wanted

✔️ a better layout
✔️ spaces they could actually use as a family
✔️ and a little less square footage (yes, really).

We traded their current home with over 40' of hallways for light filled living spaces, a kids' workspace and playroom, sunroom for reading, massive walk-in pantry, and his-and-hers garages- because why not?

Their result? A home that's more functional, more intentional, and made to grow right alongside them and their young twins. And that is exactly why I do what I do 🤍

Sneaking you a little peek at what's been keeping me busy this month!

✔️ I've had site visits to two homes that are at totally different stages right now. One is getting into the really fun stuff like cabinets and tile, and the other is still in framing and rough-ins (aka the bones of your electrical and plumbing). Completely different vibes, both so fun to be a part of.

✔️ I also have a couple material selection meetings happening now and coming up soon, which is honestly one of my favorite parts of the process. The initial design has happened and now we get to pick what you'll see everyday!

✔️ Two homes are nearly ready for their final plans, and I'm deep in 3D modeling mode for another project so the clients can really see and visualize everything before construction starts. Such a game changer!

✔️ Oh, and throwing in some realistic renders for a couple of other designers too, because I love supporting them in showcasing their vision to their clients!

Every single day as a residential designer looks different. Every project has its own personality, its own challenges, its own little magic moments. I genuinely never get bored, and I think that's something pretty special.

My builder/friend/aunt said the living room has to be X size…

Let’s talk about that.

I hear this a lot during custom home design:

“My builder says the living room should be at least 20x20.”
“My dad told me a dining room isn’t usable unless it’s 14’ wide.”
“My friend said their pantry is 10’ long, so mine should be too.”

But here’s the thing: just because someone else needs or likes a certain room size doesn’t mean it’s the right fit for you.



Room dimensions aren’t one-size-fits-all - and there's certainly no hard and fast rules (except for absolute minimums!). They should be based on:

✅ How you actually live
✅ What furniture you plan to use
✅ How the space connects to other areas
✅ The feeling you want when you walk in

Oversizing a room can throw off flow, waste square footage, and even make your home feel less cozy or cohesive.
