Selling an apartment means competing for attention.

There may be several apartments available in the same area, within a similar price range and offering a comparable layout. That makes presentation an important part of your sales campaign from day one.

An empty apartment can appear smaller and leave buyers wondering where their furniture will fit.

A tenanted apartment may contain clutter, personal photographs or furniture that does not complement the space. Instead of imagining themselves living there, buyers can become distracted by what is already in the property.

Professional styling creates a completely different experience.

The furniture is carefully selected to suit the size of each room. The colour palette feels consistent, the space feels inviting and buyers can more easily imagine how it could feel to live there.

Your campaign begins online. Strong presentation can attract more attention, bring more buyers to the first open home and create more opportunity for your agent to negotiate.

Before you list, ask your agent how professional property styling could help your apartment stand out from the competition.

Contact Trace Elements to discuss how we can prepare your apartment for the market.

Recently styled in Dickson

This architecturally designed townhouse already had so much character, from its exposed brick walls and warm timber flooring to its high ceilings and beautiful natural light.

Our styling was carefully selected to complement these features while softening the space and creating a warm, inviting atmosphere.

A neutral foundation, layered textures, rich green accents and warm timber tones helped define the open plan layout and create a natural flow from the living and dining areas through to the private outdoor deck.

The result is a home that feels contemporary, comfortable and ready to be lived in.

JUST STYLED | 110 SHUMACK STREET, WEETANGERA

Warm, welcoming and ready for its next chapter.

Our styling for this beautifully renovated family home was designed to complement its warmth, spacious living areas and effortless connection between indoors and out.

Natural textures, soft neutral tones and earthy accents work alongside the timber floors to create a relaxed and inviting atmosphere. Each space has been carefully considered to help buyers appreciate the home’s generous proportions and imagine the lifestyle it offers.

Congratulations to the sellers on presenting such a beautiful home and launching a wonderful campaign.

It was a pleasure to work alongside Treston Bamber and Matthew Findley of Ray White Canberra. We wish the sellers and the entire sales team every success at auction.

Virtual staging may attract the click, but what happens when buyers arrive at the open home?

The advertisement showed them a beautifully furnished space. Then they walk through the door and find an empty room.

Suddenly, the feeling created online disappears.

Instead of emotionally connecting with the home, buyers are left asking:

Will my furniture actually fit?

How are we supposed to use this space?

Is this the same room I saw online?

Why doesn’t it feel like the photos?

Virtual staging can be a valuable tool when selling an off the plan property or a home that has not yet been built. It helps buyers visualise something they cannot physically experience.

But when buyers can walk through an existing property, real staging does something virtual staging cannot.

It shows genuine scale, purpose and flow. It creates atmosphere. It allows buyers to experience the home exactly as it was presented online.

Because buyers do not simply purchase rooms.

They purchase the feeling of what their life could look like inside them.

Don’t just stage the advertisement.

Stage the buyer’s experience.

Contact Trace Elements to prepare your property for both the photograph and the moment buyers walk through the door.

5 Packer Street, Weetangera is a spacious family home filled with natural light, warmth and possibility.

Our styling was designed to complement the home’s beautiful timber floors and generous proportions, while giving every room a clear purpose. From the welcoming living areas to the calm bedrooms, flexible retreat and playful children’s room, each space was carefully considered to help buyers imagine what life here could feel like.

That is the power of thoughtful property styling. It does more than fill a room. It creates connection, highlights potential and helps buyers picture themselves at home.

Now on the market with Treston Bamber and Kristel Sim from Ray White Canberra, with auction scheduled for 29 August 2026.

A HOME WITH CHARACTER, COLOUR & CHARM

43 McLachlan Crescent, Weetangera is anything but ordinary.

From the statement floral wallpaper and rich spotted gum floors to the cheerful yellow laundry, every part of this beautiful home reflects the owners’ confidence, personality and sense of style.

For this property, our role was to work with what was already there. Through partial styling, we helped refine the presentation and introduced a few carefully selected pieces and finishing touches to complement the owners’ furniture and bring each space together.

The result is an elegant, warm and welcoming family home with a charm all its own. This was such a fun property to work with, and we think it presents beautifully for both the photography and the market.

Thank you to Treston Bamber from Ray White Canberra for inviting Trace Elements to be part of this campaign.

We wish Treston and the sellers every success at auction on Saturday, 29 August at 11:00 am.

Some homes call for styling to make a statement. Others ask us to listen.

At 11 Dowthwaite Street, Fraser, the architecture already had so much to say.

Beautiful raked ceilings, exposed timber beams, high windows and an abundance of natural light gave this home a character all its own. Our approach was intentionally minimal, allowing these features to remain the focus.

We selected timber finishes to complement the existing beams and flooring, then layered soft creams, greys and natural greens throughout the home. Each room was given purpose and presence, while clear sightlines allowed the spaces to connect and flow naturally.

The result is styling that helps buyers understand the proportions and possibilities of each space without taking attention away from what makes the home special.

Because sometimes the most thoughtful styling knows when to be quiet and let the home speak for itself.

Now on the market with Kim Zarevac from Carter + Co.

Partial styling in action

Professional property styling does not always mean removing everything and starting again.

When a vendor’s existing furniture works well within the home, we can build upon it by adding carefully selected artwork, cushions, throws, bedding, decorative pieces and other finishing touches.

We can also declutter, rearrange furniture and reposition accessories to improve the flow and presentation of each space.

This beautiful home is a wonderful example of how partial styling can bring everything together to create a cohesive, welcoming and market-ready result.

The property sold for an incredible $1,395,000.

Congratulations to Sebastian and Sophie Gutierrez from Ray White on this fantastic sale, and to the vendors on a wonderful result.

If you are preparing your property for sale, contact Trace Elements to discuss whether partial styling could be the right solution for your home.

The difference speaks for itself.

An empty room can make it difficult for buyers to understand the true size, purpose and potential of a space. Property styling brings each room to life, shows buyers how the home can be used and helps them imagine themselves living there.

With buyers searching online first, your property needs to capture their attention from the very beginning. More interest online can lead to more buyers at the open home, giving your agent a stronger opportunity to negotiate the best possible result.

This is the power of presenting your property at its best from day one.

Thinking of selling? Contact Trace Elements to discuss how we can make your home stand out from the rest.

Styling a home of this scale is about creating connection, purpose and a clear sense of how each space can be enjoyed.

This beautiful family home at 18 Heney Close, McKellar offers multiple living zones, generous bedrooms and seamless indoor and outdoor entertaining.

Our styling introduced warm timber, soft neutrals, layered textures and carefully considered colour to give every room its own identity while creating a cohesive feeling throughout the home.

From relaxed family living to entertaining beside the pool, every detail was chosen to help buyers connect emotionally and imagine the lifestyle this remarkable home has to offer.

Wishing Treston Bamber from Ray White a successful auction and an outstanding result.
