The rules around planning permits changed in September 2025. If you received advice before that date, it may no longer apply to your project.

Amendment VC282 removed the planning permit requirement for many single dwelling projects across Victoria. Whether you need one now comes down to three things: your zone, your lot size, and your Overlays.

Lighting of the month: the In Common With Gemma Sconce.

Mounted in pairs either side of a bed, it does the job of a bedside lamp and frees up the side table. It works just as well lighting a hallway or a reading nook, where its warm, low glow suits a slower pace.

Thanks Sarah 🖤

Behind every finished home is a set of drawings that made it possible. Our drafting team is the engine room of Sketch, turning design intent into documentation that builders, consultants and councils can work from with confidence.

It's careful, technical work that rarely gets the spotlight, and it's the reason our projects come together the way they do.

Let's show them some love. ❤

There's something quietly theatrical about this Brighton East facade. A series of scalloped bays runs across the upper level, each one softly framing the light behind it and giving the building a rhythm you notice from the end of the street. It's a multi unit design that feels generous and considered, holding its presence without ever feeling heavy.

Research. Sketch. Design. Review. Repeat.

Five words, a lot of moving parts. Every project cycles through these stages more than once, and each pass sharpens the thinking.

Curious what that looks like day to day? Come and see it for yourself.

**Overlooking and overshadowing are two of the most common reasons planning permits get contested by neighbours.**

Here is what they mean and how they shape your design.

Overlooking: a habitable room window or balcony must not look into a neighbouring property's private open space or habitable room windows within 9 metres, unless the sightline is obscured.

Overshadowing: a new building must not reduce sunlight below 25 square metres for secluded private open space, or 40 square metres for private open space. Both measured over five hours between 9am and 3pm on 22 September.

The fix for both is the same. Raise them with your designer before the concept is finalised. The earlier they are resolved, the less they cost you.

Hodgson Street, Templestowe Lower

A curved facade with no visible window openings. No exposure to the street, just form.

This Hodgson Street residence works privacy into the architecture itself. The street elevation curves rather than opens, holding a strong presence with no visible window openings facing the road. Inside, the layout turns quietly toward light and outlook, away from the street.

Sometimes the most private homes are the ones that stand out the most.
