Buying a house on my own this year, I was looking for 3 things 👇

1) A home that I could renovate, rebuild, redesign and add value to.

2) A property I could make dual living.

3) It had to cost less than I could afford, so I had no financial pressure. That meant buying one of the cheapest homes on the market. Because I needed peace, space and time, and I wasn’t willing to put off living today.

I looked at over 100 homes in three months. Renovated, unrenovated, some priced like they were joking 🫠

And that’s what led me to a tired cottage with a dodgy unit attached, on a corner block in Southport.

Three months in, I’m in love with this area. I’m walking distance to the village for dinner and at the beach in ten minutes.

This is part three of five. I’ll give you a tour of my cottage next. Warning: she’s not pretty 🏚️

Kitchen island size: what’s too small, what’s standard, and what’s worth fighting for ➡️

✨ 2000mm - 2200mm long = seats 3 bar stools. This is the realistic starting point for a breakfast bar

✨ 2400mm - 2600mm long = seats 4 bar stools comfortably, without anyone hanging off a corner

✨ 900mm deep = the minimum if you’re planning seating, and that includes a 300mm benchtop overhang for bar stools to tuck under

✨✨ Adding a sink to your island = go 1050mm - 1200mm deep, so anyone seated opposite the sink isn’t right on top of it

✨✨ The one worth fighting for = the walkway. 1100mm absolute minimum, 1150mm - 1200mm is my minimum. 1250-1300+ is so much more spacious
