The NSW government has announced new housing reforms, coming into effect next week. These changes:

✅ apply within 800m of designated station precincts
❌do not apply to all areas in Sydney

✅ reduce the lot size and frontage requirements for duplexes, terrace houses, townhouses and apartments within the designated precincts
❌do not apply in bushfire and high risk flood areas and in other high hazard areas.

The landscape of Sydney, Newcastle, the Central Coast and Illawarra will transform as the NSW Government pushes ahead with housing reform. So far, the bonus 30% height and floor space ratio controls are in place, and many of the 37 transport-oriented precincts also implemented. There is more to come, with further transport-oriented precincts coming online and low to mid rise housing reforms still in the pipeline. The NSW Government is proposing and has implemented significant housing reform. In December, it gave applicants a 30% height and floor space bonus for affordable housing. Currently on public exhibition are widespread changes to ALL residential zones in NSW, including for duplexes and apartment development near stations and shops.

In the next week, the NSW Government is expected to release new guidelines which will force a change in density in R2 Low Density and R3 Low Density areas across Sydney, Wollongong, the Central Coast and Newcastle. The changes will make duplexes, terraces and small apartment buildings a minimum standard in these zones. Stay tuned for more on this over the next week.
