The prettiest material selection means nothing if it can’t actually work in the build.
One of the biggest mistakes we see in new builds and renovations is people selecting finishes purely based on aesthetics… without understanding the technical side behind them.
Good design isn’t just about what looks beautiful.
It’s about making sure every selection is viable, functional and properly considered before construction starts.
Here are a few things people don’t realise need to be checked 👇
— A stone bath may look incredible in a showroom… but does your floor structure allow for the weight once filled with water and a person inside? Additional support may be required before install.
— Oversized feature pendants often need extra ceiling support and early electrical planning. You can’t always “just add it later.”
— Natural stone slabs can have thickness and weight limitations depending on where they’re being installed, especially upstairs or on floating joinery.
— Floor finishes impact more than aesthetics. Thickness transitions between timber, tiles and carpet need to be planned early or you end up with awkward step-ups and visible trims.
— That dream appliance package? It may require additional ventilation, upgraded cabinetry allowances or specific clearance zones to comply with installation requirements.
— Microcement, curved finishes and custom detailing all sound amazing… until trades, substrate preparation and labour costs aren’t considered properly from the beginning.
This is why we always say selections should never happen in isolation.
Every finish impacts construction, budget, function and installation.
The best projects happen when the builder, designer and trades are all considered together early — before expensive mistakes happen onsite.
Beautiful homes are built on good planning, not impulse selections.
