RENOVATIONS:

You've probably been hearing me talk a lot about new builds lately — so today, I thought I'd bring it back to something I love just as much: renovations.

There's something special about walking into an older home. The character is already there. My job isn't to erase it, it's to work with it.

When I take on a period home renovation — a bathroom, a kitchen, wherever the project starts — the brief is always twofold: retain what makes the house special, and plan the space for how you'll actually live in it for years to come. That balance of old bones and new function is genuinely one of my favourite parts of this job.

It's not just concept sketches either. It's markups, measurements, and getting every drawer, splashback and rangehood detail right before it ever reaches site.

A floor plan tells you the rooms are the right size.

It doesn't tell you that your sofa will leave 500mm of circulation behind it, or that the island will block the walk from fridge to bench.

That's the difference between a plan that looks right and a home that lives right.

It's a few-minute check with the right eye on it — and it's free to fix before construction, expensive after.

Most people don't know how Lathika Nair Design actually started.

I trained as an architect — B.Arch, University of Kerala — and spent eight years designing across India and the UAE, including work on royal courts and a presidential palace in Abu Dhabi.

When I moved to Melbourne in 2010, I realised what I loved most wasn't only the structure of a building, but it was how people actually live inside it.

And I noticed that, so often, that side of the process — interior planning, lighting, the small decisions that shape daily life — wasn't getting the same depth of attention once the drawings were done.

That's what LND was built around.

Not styling homes after they're finished — but sitting with homeowners at the planning stage, before construction begins, so every decision about how a home will actually be lived in gets made early and well.

There's a moment in every new build where two worlds stop talking to each other.

The architect finishes the drawings. The builder prepares to start.

And in between, the question of how the home will actually be lived in often goes unasked — not because anyone was careless, but because no one in the room was responsible for it.

That's the gap I work in.

There’s one comment a client made that has stayed with me:

*"I wish I had known you offered this service earlier."*

She came to me when her home was already at the lock-up stage.

The structure was complete.
The walls were closed in.
The electrical work had already been installed.

It was their dream home and a significant investment.

As we worked through the design, she realised there were things that could have been planned differently if I had been involved from the beginning.

Nothing catastrophic.

But we did need to:
• Rework parts of the electrical plan
• Design around decisions that had already been made
• Accept a few compromises that could have been avoided

This is why I’m passionate about helping clients early in the building process.

It’s about making the right decisions at the right time.
