One of the world's smartest building is in Amsterdam.

After Singapore's CapitaGreen I looked at last month, I'm heading to Europe. First stop: Amsterdam.

The Edge. Deloitte's headquarters. Completed in 2015 and awarded the highest sustainability score ever recorded by BREEAM — 98.4 out of 100.

But sustainability is only part of the story.

Over 30,000 Ethernet-connected LED lights. Sensors monitoring temperature, humidity and occupancy throughout. A smartphone app that lets every employee find a desk, adjust their lighting and book a meeting room before they even walk in the door.

No assigned desks. The space responds to how people actually work, not the other way around. These principles: activity-based working, flexible fitout and tech-integrated environments have been running in European buildings like this for a decade. In Australia, we're only now having that conversation seriously.

You don't need a €310 million budget to get there. You just need a clear understanding of how your people work and a fitout built around that.

This project for Blum had one goal: Turn a dull, empty tenancy into a lively, multi-functional HQ

The Design Focus: A strategic interplay of shapes and textures designed to draw visitors in and showcase hardware technology in a warm, lively setting.

One of the things I enjoy most about the wider Fit Out and Architecture industry is that whilst there are common trends that are followed across the globe, each country's interpretation of it is quite different.

There has been a lot of discussion recently about biophilic design and resimercial spaces. Simply put, these trends refer to bringing the outdoors in, and creating more comfortable commercial spaces. Whilst this has only recently become ‘mainstream’ in the Australian fit-out space, there are buildings all over the world that are excellent examples of these trends in practice, that have been in operation for over a decade.

One of my favourite examples of this is Singapore’s award-winning CapitaGreen building, which has been referred to as “A tree of life in the heart of the business district”. If you have ever been to Singapore, a building like this is really no surprise, as the small island is well known for its efforts to incorporate greenery and nature into its surroundings. CapitaGreen takes it to a whole new level and is a prime example of how design and construction can really make an impact on the lives of those around.

We often get questions from clients about what they need to consider when planning a fit-out, and it’s a lot more than just how many desks you need.

A quality commercial fit-out takes into account more than just aesthetics, and we cannot emphasise the importance of understanding the bigger picture. While a new coat of paint is nice, our design team at Bellfort focuses on a deeper kind of longevity, which often catches our clients off guard.

In an initial meeting, people often anticipate the standard questions about colour swatches and how many employees you have. Whilst these are relevant, the answers don’t create a quality fit-out. A quality fit-out, to Bellfort, isn’t just about counting desks and matching brand colours; it’s about creating a flexible space that supports your future, and we take great pride in creating spaces that our clients can use to their fullest potential.

A multi-layered project, The Niche Building refurbishment encompassed 2,980sqm,14 individual clients and our streamlined design and fit-out processes ensured it was a busy and enjoyable experience for everyone involved.

This project's timeline was extensive as works needed to be staged, ensuring business continued as usual within the building. In-depth briefing provided the knowledge required to creatively plan the varied spaces, and understanding business operations allowed us to future-proof the interior for generations to follow.

The design focus: Given the location of this building on the QEII Campus and the potential for challenging requirements by both occupants and their clients, a strong focus was on accessibility; movement throughout the two floors and between the different businesses. This didn’t mean dull and boring design but rather highly curated spaces, each with its own identity and ultimately, a building full of personality.

Key Features:
➡️ Demolition of existing partitioning, joinery & services, ceiling modifications and new flooring
➡️ Custom-designed and built decorative features
➡️ Interactive communal spaces and wayfinding themed throughout the building
➡️ Custom-designed reception areas, showroom, meeting spaces and alfresco staff areas.
➡️ New adaptive workspaces, customised joinery and communal facilities upgrade.

Every person who enters the Niche building is now met with an interior that is both functional and, more importantly, warmly welcoming. The building is now light and bright in a creative way and is not ashamed to let you enjoy it.

In commercial interiors, the increased request for flexible open-plan work areas calls for creative space divisions that seamlessly integrate into the overall design concept.

When people think of open plan, they put a heavy emphasis on ‘open’, but having a flexible floor plan doesn’t mean the final product will be a large, open room full of desks.

The best open plan spaces don’t lack division, seperation and privacy; instead, they incorporate natural elements and innovative partitions that create more closed-off areas, without taking away from the concept of an open floor plan.
