A bigger house doesn’t mean one you’ll be happier living in. Before you decide how big to build, consider this.

A big floor plan impresses the people who visit once, but what you feel every day depends on whether each person in the house has a space that belongs to them.

In this multigenerational home, we designed for a couple, their parents, their kids, the dogs, and even the children they hadn’t had yet. Dual living done properly is about separation as much as it is about space. Here’s how we made room for every one of them.

If you don’t spend the money resolving things during design, you usually end up spending it on site instead — while also paying interest, holding costs, trades and the price of uncertainty when something hasn’t been properly worked through.

Looking back on this duplex project, our client realised that bringing the right professionals in early gave him a much stronger grip on the development. Good advice, proper documentation and clear coordination helped him make informed decisions before they became expensive construction problems.

The design decisions you make at the drawing stage are the ones the selling agent talks about at the end.

When our client’s duplex hit the market, the feedback came back on three things. The kitchen opening straight out to the backyard. The ocean view from the master bedroom balcony. Even the stair sitting next to the laundry. None of them were standard, and each one took work to make happen on a hard block.

A good development design should work with the site, not fight against it. Every line an architect draws has a cost attached to it, so for a developer, design decisions need to be made with buildability, approval risk and budget in mind from day one.

That starts with choosing the most suitable approval pathway, so the developer can understand the likely cost and feasibility early. From there, the design should respond to the site itself — using its constraints and opportunities to create value, rather than forcing an idea onto the block and paying for it later.

Your first development project is rarely a straight road.

There will always be things you didn’t know to ask, decisions you haven’t made before, and technical issues you may not fully understand yet. But every project gives you more clarity, more confidence and a better understanding of what really matters the next time around.

In property development, slow and inefficient communication is a cost that can easily be avoided.

With this duplex project, we guided the client through the process and brought the key specialists together early — including the geotech, structural and civil engineers — even hosting an engineering coordination meeting before approval was obtained. That meant everyone was working from the same information, questions could be resolved together, and discrepancies were picked up before they became problems.

In part two of this six-part series, he explains the difference it made having one person coordinate the consultants, chase the answers and keep everyone aligned — instead of leaving him to manage all of those moving parts himself.

Before you start a development, two things matter more than most: doing your own due diligence, and choosing people you can genuinely rely on.

Before design even started, our client had already spent time driving around the area, inspecting comparable homes, understanding what was selling well and at what price, and experiencing those products for himself. That gave us a much clearer brief to work from. From there, it was about finding professionals who not only understood what they were doing, but were also aligned with the way he wanted to work.
