Kate Mackarell played a key role in bringing the new Sydney Fish Market to life, helping shape a project that redefines how a working market and public space can coexist.

With 42 individual tenancies and a fully operational wholesale market at its core, the focus was always on functionality first. Every space was designed around how each business actually operates, ensuring a seamless experience across retail, hospitality and wholesale.

The result is a market that feels cohesive, considered and full of energy. Built for real use, and built to last.

Three Fishes Interior Design has been featured in Interior Fitout, highlighting their role in the redevelopment of the Sydney Fish Market.

The project brought together a complex mix of retailers, hospitality venues and operators, requiring a thoughtful and highly coordinated approach to retail design management.

Working on behalf of Infrastructure NSW, the team led the delivery of 42 individually designed tenancies, ensuring cohesion across a diverse and dynamic environment.

From concept through to on site delivery, the focus was not just on how the spaces look, but how they function day to day. Balancing architectural vision with operational reality, the outcome is a market that works as well as it presents.

Three Fishes were honoured to be featured in the article and to share insight into a project of this scale and significance.

There's a difference between a space that looks finished and a space that's actually complete.

From a distance, they're hard to tell apart. But in daily use, the gap becomes obvious.

Finished spaces photograph well. Complete spaces perform well.

The difference shows up in details most people don't notice until they're missing. Cable management. Acoustic treatment. Lighting that supports actual tasks. Storage that's accessible, not just present.

These elements don't add visual drama. They add functional integrity.

Businesses that cut corners here don't realise the cost. Staff spend extra time managing workarounds. Clients notice small dysfunctions. Maintenance becomes constant instead of occasional.

Completion requires discipline. Following through on the details that don't show in renderings but determine whether the space works long-term.

When design is truly complete, operations feel easier. Teams perform better. The space holds up under pressure.

That's the return most businesses miss by stopping too early.

In retail design, the strongest outcomes are often found by challenging direction, not just following it.

Step back and question your ideas.
Push them further. Refine them. See where they can evolve beyond the obvious.

Open the discussion.
Better results come from shared thinking. Invite different perspectives, explore bigger ideas, and don’t shy away from the unexpected.

Stay in a mindset of continuous improvement.
Take what resonates, strengthen it, and shape it into something that delivers more for everyone involved.

Working on a project like the new Sydney Fish Market comes with its fair share of complexity. Moving parts, tight timelines, high expectations and plenty of challenges along the way.

What matters most to me is how those moments are handled.

Staying steady. Communicating clearly. Finding solutions when things don’t go to plan.

This kind of feedback is something we genuinely value. It speaks to the way we approach our work and the consistency we aim to bring to every project.

There is something special about watching a place evolve from concept to reality and then seeing how people actually use it.

Since opening, the Sydney Fish Market has quickly found its rhythm. Strong foot traffic, consistent queues across key traders and a steady energy that carries from early morning through to the afternoon peak. It is clear the appetite for fresh seafood, quality produce and an authentic market experience is as strong as ever.

What stands out most is how people move through the space. The flow feels natural. Customers are drawn to the theatrical elements, the open displays, the interaction with product. It reinforces how important it is to design for behaviour, not just aesthetics.

From a retail perspective, the mix is working hard. Operators with a clear offer, strong visual merchandising and confidence in their product are the ones creating momentum. You can feel the difference.

It is also a great reminder that markets are not just about transactions. They are about experience, culture and connection. When that balance is right, the commercial outcomes follow.

A strong result so far and a great example of what happens when vision, planning and ex*****on align.
