There's a moment in every hospitality fit-out where the room just clicks β€” and it's usually when the light gets involved. Here, a full glass roof floods a timber-and-brick bar with daylight, turning a functional centrepiece into the heart of the room. Warm oak, reclaimed brick, soft linen upholstery. Harbour views are the easy part. What makes Rose Bay Residence work is everything else.

A central open-air courtyard pulls light and air deep into the floorplan, so even the rooms furthest from the water still feel connected to it. Limestone brick and coral stone run through the home doing quiet, tactile work β€” picked to echo the tones of the coastline rather than compete with them. Warm timber floors and soft neutral finishes keep the whole thing calm and layered.

Downstairs, the living, dining and kitchen spaces flow straight out to the alfresco areas and that pool. Large-format glazing and concealed sliding doors mean the boundary between in and out barely exists.

Upstairs, the master suite pulls back from all that openness into something more private β€” walk-in robe, ensuite, its own balcony, harbour views included.

It's a home built to open up entirely, and still feel like a retreat.

The subtlest details remain invisible until stark contrast brings them to light.

At Sydney Seafood School, the craftsmanship sits in the small decisions. The textured coral tiling on the kitchen islands, cast to catch light differently depending on where you stand. The hand-finished wave mosaic that wraps the dining wall in blue and gold, shifting as you move past it. The way the ceiling drapery folds like it's caught mid-current, lit from within so the whole room feels like it's holding water rather than just referencing it.

None of it happened by accident. The brief was to honour the school's professional teaching heritage while building a genuinely world-class hospitality experience around it β€” which meant getting the unglamorous things right first. High-performance kitchen requirements, sightlines, acoustics, service flow. Only once that was solved could the layered, tactile details go in on top.

We wanted every surface to earn its place in the story β€” from the grounded, technical auditorium through to the open, harbour-facing dining space.

For us at 3Xi Studio, interior design and brand strategy have always gone hand-in-hand.

Long before drawing up the joinery for Tavira Bakehouse, we were sitting down with the team at .creative to workshop the brand's visual direction together. Getting involved in those early branding stages means the identity can be built from the ground up, rather than just matching materials to a pre-finished logo later on.

Bouncing ideas back and forth as brand specialists, a shared palette of deep navy, textured limestone, and rich cocoa naturally came to life. The most rewarding part of the process is always figuring out how those graphic concepts translate into the physical world β€” watching a digital colour or motif shift into a warm timber partition or a custom physical wall tile.

Whether we're working on a retail space or a completely different commercial concept, our goal is always to make sure the brand feels cohesive at every single scale. Seeing it all, from the signage down to the takeaway boxes and stamped bread wrap, is a nice reminder of what's possible when creative teams work as true partners from the very first sketch.

Introducing Fruitezy Pyrmont 🍊

Fruitezy came to us wanting more than a fit-out β€” they wanted the feeling of a village market, translated into a considered retail space. Fresh. Honest. A little enchanting. The kind of place where the produce does the talking and the design simply gets out of the way.

We built the concept around three ideas: fresh, organic, timeless. A faux olive tree anchors the space, soft green tones nod to the produce itself, and timber laminate joinery brings warmth without ever competing with what's on display. Backlit faux onyx and contoured jade tiles catch the light at the counters β€” small material moments that reward a second look.

Every display, surface, and sightline was considered for how the space actually works day to day β€” restocking, circulation, the flow from fresh cut fruit through to juices and smoothies β€” so the design holds up in service, not just in renders.

The result is approachable and innovative in equal measure: a space that feels like it's always been part of the neighbourhood, built for how people actually shop.

Six months ago, we brought a slice of Portugal to the Sydney Fish Market πŸ‡΅πŸ‡ΉπŸŒŠ

When we first sat down with the owners of Tavira Bakehouse, they shared memories of their family holidays back home in Tavira, Portugal. It quickly became clear β€” this project was never just about building a beautiful bakery. It was about capturing that family warmth and bringing it to life.

There's a lovely parallel between Tavira's coastal energy and Sydney's. We wove pieces of both into the space β€” soft curved timbers, deep ocean blues, and gentle wash lighting, capturing that golden hour feeling of sunset on the water.

At its heart, this is a family business run by people who care deeply about everyone who walks through the door. It was an honour to help them build a backdrop for their story.
