The Payne Residence is a contemporary interpretation of the Modern Farmhouse, designed to balance grand verticality with functional family living.
1. Spatial Strategy
The floor plan employs a "Zoned Living" approach, separating high-traffic social areas from private retreats.
First Floor: Features an open-concept Kitchen and Dining area that flows into a double-height Great Room. The Primary Suite is situated on the main level for long-term accessibility, while a dedicated Mudroom provides a buffer to the three-car garage.
Second Floor: Contains two additional bedrooms and a full bath. A central walkway overlooks the living area, creating a visual bridge that maintains a sense of "oneness" throughout the home.
2. Exterior Form & Materiality
The design utilizes a classic dual-gable massing to break up the home’s large footprint.
Materials: A mix of vertical board-and-batten and horizontal lap siding creates architectural interest. The specified standing-seam metal roof adds a sleek, modern finish.
Aesthetics: Large multi-pane windows and transoms are strategically placed to maximize natural light within the vaulted volumes.
3. Indoor-Outdoor Connectivity
A defining feature of the residence is its commitment to "porch culture."
The Covered Porch: Wraps around the front and side, supported by stone-base columns.
Transparency: Large sliding glass doors in the living area erase the boundary between the interior and the patio, extending the living space into the landscape.
4. Technical Summary
Structure: 2x6 exterior wall assemblies for enhanced thermal performance.
Zoning: Clear separation of utility (garage/mudroom), social (great room), and rest (bedrooms).
Key Detail: Use of a "loft" overlook to maximize the 33' total height of the primary gable.

This project is a hybrid "Barndominium" integrating a high-clearance workshop with a private residential suite. It successfully masks industrial utility within a refined "Modern Farmhouse" aesthetic.

1. Spatial Layout:
The floor plan uses a zoning strategy to separate domestic and mechanical areas:
Residential Wing:
A self-contained 1-bedroom suite with open-plan living, full bath, and integrated laundry.
Central Garage:
A high-volume core designed for large vehicle storage with internal access to the living quarters.
Carport: An open-air "lean-to" provides sheltered exterior workspace without increasing the building's enclosed footprint.

2. Massing & Fenestration:
The design utilizes Tripartite Massing: a tall central gable (12/12 pitch) flanked by low-profile shed roofs (1/12 pitch). This hierarchy reduces the visual scale. Small, high-set clerestory windows provide privacy and light in the garage, while larger double-hung windows define the residential zone.

3. Materiality & Aesthetics The 3D renders explore three distinct visual identities using a consistent material palette: Board and Batten siding, Standing Seam metal roofing, and Natural Timber accents.

The architectural language is a sophisticated blend of Modern Farmhouse and Tropical Plantation styles. Key aesthetic markers include:

Symmetry and Scale: The primary residence utilizes a strong axial layout, featuring a prominent central cupola and expansive double-height galleries that provide a sense of grandeur and rhythm.

Material Palette: A warm, neutral siding is contrasted by a striking terracotta-red metal roof. This choice provides a durable, modern finish while nodding to traditional clay tile aesthetics.

Transparency: Extensive use of floor-to-ceiling glazing in the ancillary structures (such as the pool house and bar) ensures that the lush pine forest and palm-lined horizon remain a constant visual backdrop.
