🌿 Design Philosophy & Challenges:
This project presented a unique challenge—creating a naturally ventilated building that would serve as a prototype for future depots for the company across the country. The design needed to balance functional efficiency with brand identity, ensuring that the structure is both replicable and visually cohesive with Incepta’s branding.

To achieve this, we focused on developing a versatile building form that could be adapted to various locations. Special attention was given to the window systems, ensuring both the warehouse and office spaces are well-ventilated. The walls were designed to trap air and act as natural insulators, while the warehouse windows feature integrated louvers and exhaust fans, allowing for a hybrid of natural and mechanical ventilation, adaptable to different needs.

This thoughtful approach not only meets the client’s operational needs but also creates a distinctive architectural language that can be replicated nationwide.

“If I can create a space that people haven't experienced before and if it stays with them or give them a dream for the future, that’s the kind of structure I seek to create.”
- Tadao Ando.

The Project is located in one of the busiest dense region of Dhaka city surrounded by local shops, markets and apartments. We wanted this building to be a part of the locality. We believe, It’s the building that should adapt with its inhabitants; not the inhabitants.

To manifest an idea in a such compact site area, we considered two important feature - proper use of space, natural light & maximum ventilation. With a site area of 167.18sqm, it was challenging to create a cozy and comfortable environment for the inhabitants ensuring enough space for them. The concept of the project is the resultant of the site context, atmosphere and the life of locals.

We have provided separate entries for pedestrian and vehicles. The semi-shaded pedestrian entry is welcoming. The over-head pergolas scale down the space giving a entry-approach. It breaks the regular pedestrian approach for the community.

The ground floor has been kept open for commercial space by the habitants or the locals. A separate outdoor space has been provided for slaughtering animals during Eid-Ul-Azha. Pergolas are designed to create a harmony of light and shadow as well as to create impression of semi outdoor space.

First floor to fourth floor of this five storied building holds the apartments. Each floor has two apartments-
1) Apartment A - 56 sqm
2) Apartment B - 38 sqm.
Both the apartment have ample amount of light during the daytime and is well-ventilated. We have introduced open kitchen so that they can use the corridor space as a part of the kitchen. Bedrooms & living spaces have cross air ventilation. We have used swing windows rather then sliding ones to ensure maximum ventilation as well as wall space for furniture placement. Balconies in the north and south reflects our traditional & climatic demand. The perforated brick wall in the north balcony is installed to ensure privacy of the inhabitants as well as permitting tender breezes to pass through.

The roof has been designed as a gathering space for the inhabitants with vegetations & low walls where one can sit and chat or gossip or take a break from the daily activities.

Security Grills are one of the main key features of our project. It is designed to not only give the sense of security but also easy access to the swing window behind it. The window grid is ergonomically designed to compliment the swing system of the window.

The stair railing itself is an individual structure which enhance the essence of the space without compromising the safety. We have designed the stair railing in a single vertical plane so that it doesn’t reduce the stair width. The structure is made of metal with a hand railing of moulded wood. The vibrant orange color make the railing more exciting and playful.

Fins are introduced to work as sun-shades. Metal Elements were used for coverup the open duct sytem of the building.

We have a very colourful and vibrant culture. We wanted a reflection of our vibrant nature in the community we designed for. We took the risk of choosing a vibrant & bright orange color for the outdoor paint-finish balancing with a
subtle white.

This is Ree Architects’ first residential project inside Dhaka City. We started construction in 2019 and was held up by Covid lock down. We are grateful to the Almighty for giving us the strength to complete the project within a reasonable time and within budget!
