Precedent Developments is currently pursuing the acquisition and repositioning of a major under-utilized office asset in downtown Calgary into a luxury mixed-use hospitality and residential project.
While some early details have recently entered the public conversation ahead of our planned announcement, we want to clarify the broader vision behind the project.
This opportunity is not being approached as a standard office conversion. Our intent is to create a new benchmark for adaptive reuse in Calgary: one that combines hospitality, purpose-built rental residences, activated commercial space, amenity programming, and long-term flexibility within a single urban redevelopment.
A core part of the strategy is barrier-free design. The goal is to integrate accessibility throughout the building in a way that feels refined, intuitive, and fully aligned with a luxury experience — not clinical, institutional, or secondary.
We are also planning for the full lifecycle of the asset. The project is being designed with the flexibility to evolve over time, including a potential future transition toward assisted living and 60+ living if market and community needs support that direction.
Most importantly, this project is intended to challenge what luxury means in Calgary.
True luxury is not limited to finishes, materials, or visual design. It is the complete experience: arrival, service, comfort, accessibility, privacy, hospitality, and the way every part of the building works together.
Our objective is to deliver a standard of luxury rooted in thoughtful design, exceptional service, long-term adaptability, and a level of care not currently represented in the market.
