This one is worth saving.
As of right now, the best 5-year fixed rate in Canada sits around 4.09% — but the big banks are posting rates closer to 4.5–4.8%. That difference adds up to thousands over your term.
A few things worth knowing before you sign anything:
✔ Get pre-approved before you start looking — not after you fall in love with a house
✔ Work with a mortgage broker, not just your bank — they shop multiple lenders for you
✔ The Bank of Canada has held at 2.25% and isn’t expected to cut further in 2026 — rates are stable, but unlikely to drop significantly
✔ If renewal is coming up, start comparing 120 days early
