California Dream is an award winning West Vancouver custom home where warmth comes from texture and restraint, not from ornament.

The warm neutral palette, the reclaimed terracotta brick, and the smooth oak hardwood were drawn together, early, as a single composition. The result is an interior that feels layered and inviting without ever feeling crowded, where each material is given room to be seen.

Fixed-price or cost-plus? It is one of the first questions homeowners ask before building a custom home, and it is rarely the one that decides the outcome. 📃🖊️

After years of guiding clients through both, we've watched fixed-price and cost-plus projects each go well, and each go sideways. The deciding factor was almost never the contract. It was whether the design was finished before anyone signed.

A price set against an unfinished design is not a price. It is an estimate, and change orders move it upward no matter which structure you chose. A fixed price is only as fixed as the drawings behind it, and a well-run cost-plus, priced from a complete design, holds a build accountable in much the same way.

Choose the structure that fits how you prefer to manage risk. Just don't let that choice stand in for finishing the design first.

A quiet technique in architecture, felt in every considered home: compression and release.

A passage that draws in, lowers, and narrows, before opening into a room that lifts and expands. A modest entry that gives way to a generous principal space. The tightening is deliberate. It is what makes the release that follows feel expansive.

A room entered directly, with no compression before it, rarely feels as open as one you arrive at through a narrower passage. The contrast is the effect. Architecture shapes not only where you are, but how the space before it made you feel on the way in.

This is why a home of a single, uniform openness can feel strangely flat, while a home that breathes, tightening and releasing as you move through it, feels alive.

The strongest homes are not uniformly open. They are composed as a sequence of held breaths and long exhales.

The powder room is the one space in a home where restraint gives way to a single, concentrated gesture. 💄

In a larger room, considered design means holding back, letting the architecture recede so the space can breathe. In a powder room, the discipline shifts. Because the space is small and self-contained, it can carry a bold material, a sculptural fitting, or a dramatic wall that would overwhelm a bigger room. It has a small stage entirely to itself, and one confident decision can be the whole story.

Each of these rooms takes that idea somewhere different. What they share is not a look, but an approach. One gesture, made with conviction, and nothing else competing with it.

The smallest room in a home is often where a single, confident decision carries the most.

A question worth asking in any home: why does one room feel calm and correct, while another, filled with beautiful things, feels slightly off?

The answer is almost always proportion.
The size of things, in relation to each other and to the human body.

A ceiling height that suits the footprint of the room. A window scaled to the wall it sits in. A passage wide enough to move through without thinking about it. A large space brought down to a human scale by a lower ceiling or a defined zone, so it feels held rather than vast.

None of this announces itself.
Proportion is the most foundational tool in architecture and the quietest. When it is right, you feel at ease and cannot say why. When it is wrong, no finish or furnishing will fix it.

A room feels right long before you notice a single thing in it.

The dog days of summer ask something of a home. Long light, warm afternoons, and the pull to be outdoors for as much of it as possible. 🌞

For this South Surrey custom home, the living space extends past the glass and onto the terrace, where a covered outdoor room, a pool, and a shaded pergola hold the day from morning through to the last of the evening sun.

There is a quiet logic to a house that lives well in every season. Deep overhangs for shade. Glass doors that open the interior to the garden. Outdoor rooms placed to follow the light. When a home is planned this way, the warmest weeks of the year are something to settle into rather than escape.
