This or that — what to invest in now vs. what can wait 💰

🛁 1. New tile in the shower vs. replace doors and trim later.
Tile is structural. Once it’s in, it’s in — and redoing it means tearing apart your entire bathroom. Doors and trim are cosmetic. You can swap them out on a Saturday with a paintbrush and a screwdriver. Do the tile properly now and update the trim whenever the budget allows.

📚2. New cabinets vs. lighting can be changed later.
Cabinets are the bones of your kitchen. Everything else is built around them — countertops, appliances, layout. Getting them right from the start saves you from a full gut renovation down the road. Lighting on the other hand is one of the easiest and most affordable things to update. A new pendant or fixture can completely transform a space for a few hundred dollars. It can wait.

🍳 3. Add a backsplash vs. new hardware can wait.
A backsplash protects your walls and ties the whole kitchen together — it’s part of the design, not an afterthought. Hardware is the jewellery. It’s the finishing touch that’s also the easiest thing to change your mind on later. Cabinet pulls take twenty minutes to swap out and cost almost nothing relative to the rest of the renovation. Do the backsplash now. Revisit the hardware whenever you feel like a refresh 🏡

Behind every beautiful old home is at least one surprise. Here’s how to not panic when you find yours.

⚡ K**b and tube wiring. Old electrical that most insurers won’t touch. We flag it before demo and budget for updates while the walls are already open.

🚨 Asbestos. Common in pre-1985 homes. We test before anyone picks up a tool. If it’s there, it gets removed properly before trades go in.

🧱 Plaster walls. Beautiful but tricky to work with. We preserve where we can, replace where we need to, and plan for it upfront so it’s not a mid-build surprise.

🔧 Original plumbing. Galvanized pipes corrode from the inside out. We assess before demo — if they’re at end of life, we replace them while the walls are open anyway. Far cheaper than doing it as an emergency later.

🎨 Lead paint. Present in most homes built before 1978. We test, contain, and follow safe removal protocols. Knowing about it in advance means it’s a plan — not a panic.

Save this if you’re renovating a pre-1980s home in Burlington or Oakville 🏡

✅ YES — Durable, beautiful, timeless. Easy yes.

Heated bathroom floors: 
✅ YES — Non-negotiable. Once you have them you cannot go back

Open shelving in a family kitchen:
❌ NO — I love the look. I do not love the dust

Double sink in the primary bathroom:
✅ YES — You will never argue about sink time again. Relationship saver

DIY tiling your own shower:
❌ NO — I’ve seen things
