Some of the details guiding the design are already above us.

The timber detailing brings warmth, rhythm and ornament to the space. Seen during construction, it is a reminder of how much character the building already holds.

Our approach gives these historic elements room to remain prominent, with contemporary additions introduced thoughtfully around them.

As this Ottawa heritage building becomes a hospitality space, a third space where people can come together, its past continues to shape the experience.

What does a building reveal when you begin peeling back its layers?

Behind the scenes of our next hospitality space project, a three-storey heritage building in Ottawa’s historical neighbourhood is becoming a new third place.

The design begins with careful discovery. Decades of renovations are peeled back to reveal materials, details and traces of earlier construction.

The exposed brickwork captures this approach: retaining the texture and irregularities that give the building its character.

From construction to a new place for community.

At the heart of Minto YML Amenity is a simple belief: rental communities deserve shared spaces designed with care, beauty and a sense of permanence.

Every part of the building from its active amenities to its quieter corners was considered as part of residents’ everyday experience.

The completed project offers more than a collection of facilities. It gives the community a welcoming place to connect and feel proud to call its own.

Designed with the warmth and character of a hospitality space.

Natural wood tones, rich colours, vibrant accents and soft upholstery create an inviting atmosphere throughout Minto YML Amenity.

Varied furniture settings give each area its own identity while maintaining a cohesive experience across the building.

The result is a collection of spaces that feels comfortable, welcoming and worth lingering in.

A place for every generation.

Community spaces work best when everyone can find a place within them.

Minto LYM Amenity was designed to support children and families, youth, working residents and older adults.

Active recreational spaces sit alongside quieter areas for studying, meeting and relaxing, allowing different activities to happen under one roof.

It is a shared environment designed not only for residents to use, but also to feel that they belong.

Located at Leslie and York Mills in Toronto, this amenity building brings residents together through spaces designed for everyday life and shared experiences.

A swimming pool, fitness facilities, lounge and study areas, a party room, meeting spaces, a children’s zone and a gaming area come together within one welcoming community destination.
