Staging tip: avoid artificial scents like plug-in air freshener. It makes the buyer wonder if the homeowner is trying to cover up undesirable odours. Instead, natural scents such as fresh eucalyptus or citrus oils will evoke the "fresh and clean" vibe you're going for!

Staging older homes is such a treat, as there's often an inherit "cozy" factor that new builds can lack. While this home has an updated kitchen, the coziness remains!

Staging tip: we have a company saying: "stage to the age!". Not only should the age and style of home be considered when selecting furnishing and decor, but the most likely purchasing demographic should be considered, too!

A counter without a styling prop?! How dare I!! Sometimes a feature just speaks for itself!

Every decade has a defining paint colour theme: the 2000's were browns, the 2010's grays, and the 2020's has favoured a white palette. Not only does it evoke a sense of freshness and cleanliness, it's easy to work in complimentary colours. Whether you enjoy pastels, brights, or you’re a “moody” lover like me, white is the perfect backdrop. Just make sure your furniture has some depth of colour, in order to ground and define the space it’s in.

In this stunning bungaloft, we used trendy black and taupes to give the home a cozy but contemporary vibe!

Staging tip: before hanging a mirror, consider what is being reflected! Special features - such fireplaces - or outdoor spaces are ideal!

I will never stop using real food as photo props. When your clients - and their home - are the best, they deserve the best!

This home gives me all the feels. It's sunny and open but cozy. Elegant but welcoming. Dinner party AND mini-stick hockey ready. 🤣 And that RAVINE VIEW! Oh la la.

Staging tip: The hardest part of staging a family occupied home can be creating unity between rooms, since each room serves a different use, a different age group, etc. By keeping paint "in the same family" and furniture finishes consistent, it can help create cohesiveness and make the home feel larger overall. Here we stuck to universally appealing whites and taupes for colour, with warm wood and black accents. The end result? A home that photographs beautiful, but will also allow a buyer to envision their personal items within the home!

How fitting that the elegant heron is commonly seen flying over this gorgeous home. The soaring 10 foot ceilings, the unobstructed forest views, the elegant but modern decor... this executive home is the perfect balance of form and function. Imagine sitting on the tanning shelf with a glass of wine, listening to the birds. Heaven on earth!

I'm terrible for posting to Social Media, on both my personal and business account. But I put my heart and soul into preparing this home 😉 and would be remiss not to share. I hope you enjoy the pics!

Light coloured paint shows well in person, but sometimes can look stark in photos. So glad that natural wood tones and earthy colours have made a comeback and I can incorporate them into decor. In my mind and heart, they never left!

Staging tip: don't underestimate the importance of "mise-en-scene". Help potential buyers envision their life within the home. From dinners with friends, to a perfectly clutter-free kitchen, know when to add decor... and when to take away! What's not on display is just as important as what is!

I once had a staging mirror that almost every client who saw it, asked if they could buy it. Last week it went to a new home (thanks for helping it find a new home), as some newer favourites pieces have taken its place. Can you guess the new fan favourites based on our most recent stage for ?

Staging tip: while darker and warm wood accents are at the forefront of staging in 2023, low contrast paint can still help make a room appear larger both in photographs as well as in person. Save darker accent walls for areas where balance is needed, such as the end of a long skinny hallway (which brings makes it appear shorter) or for walls with particularly dramatic views.

If I’ve ever told you not to mix and match styles too much, ignore that advice 🤣In this case, we mixed up transitional, mid-century and boho, decor, but made the rooms cohesive via one of my fav combos: black+off white+greenery+wood.

Staging tip: black furniture is very on trend for fall/winter 22/23, but beware the dreaded “black blob”. Make sure to layer with lighter elements for a photo-friendly look!

In a world of “make it open concept!”, we’re finding many buyers appreciate the functionality of a traditional layout. This particular unit is in our favourite townhome complex. The beauty of this traditional dining area is the view of the trees - instead of the dirty dishes!

Staging tip: This is great example of how to use decorative accents to create cohesive spacing when using a seller’s furniture. Keeping a low contrast colour palette for accents makes a room appear larger in photos.

Bigger isn’t always better. This townhouse has a great layout and a ton of features. 3 bathrooms and a rough-in for a fourth?! Yes, please!

You can find the full listing details at .

Staging tip: bigger isn’t always better applies to furniture, too. Low backs and slim/straight arms and edges will make it easier to navigate around furniture, in turn making the room look and feel more spacious.

Let’s talk about occupied staging!

Occupied staging uses the home owners furniture and decor as much as possible, as the home owners are residing at the property during the listing period. While the preparation process is very different from vacant staging, the goal is the same: unify rooms, depersonalize decor, and call attention to a home’s best features.

This gorgeous home is owned by a busy family who - luckily for us - had a lot of great furniture to work with. For the video tour of this beautifully updated home, visit .

Fun fact: did you know not every staging company offers occupied staging?
