3XKO was appointed to design a 5‑star, 102‑room luxury hotel in Benghazi, a project that contributes to the city’s ongoing positive transformation. Envisioned as a modern landmark, the 15,000‑square‑meter development sets a new benchmark for contemporary hospitality within the region.
A defining feature of the design is its innovative grid façade, which gives the building a strong architectural identity. At the core of the concept is a green courtyard that rises continuously from ground level to the roof, where it transforms into a landscaped terrace. This vertical garden enhances environmental performance while creating a calm, nature‑infused retreat within the urban context.
The hotel includes a versatile ballroom, a state‑of‑the‑art conference center, a luxury spa, and a fully equipped gym, ensuring a guest experience defined by comfort, sophistication, and the elegance expected of a true 5‑star destination.

As the year 2023 is coming to an end, we have some exciting news:

We are delighted to share that our design of the state-of-the-art 5* Sheraton & Fairfield Hotel complex project in the Mülheim District in Cologne has received Planning Permission from the Municipality of Cologne, Germany.

As the Lead Architect, 3XKO was responsible for the design and planning of the project and also coordinated all subconsultants on this prestigious project.

The project will be developed on a land of 13,168 m², which is located on Schanzenstrasse in the Mülheim district, one of the largest revitalization areas in the city of Cologne. The planned plot of land is situated on the site of the former Köln-Mülheim freight train station, which will establish itself as an important business hub after completion of all buildings.

The ten-storey, 46,000 m² (GCA) scheme consists of two separate hotels with a total of 490 rooms offering different levels of service and amenities. It comprises two separable ballrooms, a conference centre, a state-of-the-art fitness and spa facilities, various F&B retail units on the ground floor with associated outdoor seating. The highlight of the complex is a sky bar & restaurant on the top floor, where guests can enjoy the stunning views of the city skyline and the iconic Cologne Cathedral (Kölner Dom).

Once in operation, the hotel development will not only provide high-quality accommodation and services for visitors, but also create hundreds of jobs and boost the local economy. It will also enhance the urban fabric, act as a catalyst and identity of the Mülheim neighbourhood, along with the I/D Cologne project to the north.

A few weeks ago, our Founding Partner Korkut Oezgenler was invited as the keynote speaker at the “Leaders who build” Лидерите, които строят Conference 2022 in Sofia, where he talked about the “Fascination of Megastructures”.

“It was such a great pleasure to speak at the ‘Leaders who build’ conference 2022 event in Sofia and to talk about the “Fascination of Megastructures” and their effect on my career.

In a post pandemic world many young professionals and students were forced to adapt to a fast-changing economy, a demanding (construction & real estate) sector, the technological developments, and not to mention different climates. My talk was about, how to stay motivated despite all hurdles, to conquer your fears in turbulent times and how to unlock your potential to overcome future challenges and adversities in a growing and unpredictable world whilst working on your very own “Megastructure”.

In my masterclass the following day, it was also great to hearing the insights from the collective experience of the young professionals, students, and colleagues and engaging in exciting discussions.

Special thanks to and his team from Hobelix Ltd. for organizing this conference to bring together the industry, the community, and young professionals and to be committed to supporting the humans at the centre of every relationship.”

Company History International architectural practice 3XKO was founded by the brothers Korkut Özgenler, Korkmaz Özgenler and Koray Özgenler in 2012. Prior to establishing 3XKO, all partners have worked for almost twenty years for internationally renowned architectural firms within the United Kingdom, Germany and France leading a significant number of high profile projects across the globe and winning awards.
