Landlords and property managers, before you add a contractor to your approved list, there are a few documents worth asking for at the start.

Not after a problem. Before the first job.

Ask to see current public liability insurance, and check the figure covers the kind of work you put out. Find out whether the operatives are CSCS certified. Constructionline Gold membership, or an equivalent, tells you they have been through a recognised check. RAMS should come as standard on every job, not only when you request them. It is also fair to ask how they handle CDM duties on a refurb.

A contractor who has this ready will send it over the same day. One who has to go and put it together is telling you something about how the rest of the work will run.

The reason this matters is time. When a property sits empty, every week between tenancies is money out. A contractor who cannot get on site because the paperwork is not in order adds days before anyone lifts a tool.

Worth sorting once, properly, so the next void does not wait on admin.

Stairwells are one of the harder spaces to paint properly. You are working at height over the steps, holding a clean line where the wall meets the ceiling on a slope, with nowhere flat to stand a ladder. It is the sort of area where the finish either looks sharp or it doesn't.

The house is lived in while the work happens. Everything gets covered before a brush is out, and the rooms are put back and left tidy at the end of each day.

Quick one before the weekend for anyone about to start a renovation.

How much you have to chase for updates tells you a lot about how the job's actually being run.

If you only hear from someone when there's a problem or when they need something from you, you'll spend the whole project slightly unsure what's actually happening.

If updates come to you without asking, even when everything's on track, that's usually a sign the job is genuinely being managed, not just worked on day to day.

It sounds like a small thing. In practice it's the difference between finding out a job's running behind two days before it should finish, or knowing a week ahead and having time to plan around it.

Worth paying attention to early on, not just the finished result, but how much you had to chase along the way.

Homeowners, if you're getting quotes for a renovation, here's a question worth asking that most people forget.

What happens if something unexpected turns up once the work actually starts?

On older properties especially, it's common. Old wiring behind a wall you didn't know needed replacing. Damp that only shows once wallpaper comes off. Plaster that looks fine but crumbles the moment it's touched.

None of that means anything went wrong with the quote. It just means the full picture wasn't visible until strip-out. What matters is what happens next.

Does someone show you what they've found, explain the cost, and get your sign-off before doing anything extra? Or does it just get done, and you find out when the final invoice is bigger than expected?

Ask this before you sign anything, not after something's already been found. A clear answer here tells you a lot about how the rest of the job is likely to be run.

Landlords and property managers, here's something worth checking before your next refurbishment starts.

Ask whoever's quoting the job one simple question: what happens if we find something unexpected once we open the walls up?

A lot of quotes don't answer this at all. They're based on what's visible on the surface, which is fine until strip-out reveals a damp patch nobody knew about, old wiring that doesn't meet current standards, or plaster that's worse underneath than it looked.

What matters isn't whether something unexpected comes up. On older properties, it almost always does. What matters is whether there's already a clear process for dealing with it. Is it flagged to you immediately, with photos and a cost, before any extra work happens? Or does it just get done and show up as a surprise on the final invoice?

The refurbishments that go smoothly usually aren't the ones where nothing unexpected happened. They're the ones where the contractor had a clear, agreed way of handling it when it did.

Quick one before the weekend for anyone about to start a renovation.

A lot of people assume the biggest risk is picking the wrong tradesperson. It's actually more often about what happens once several trades are on the same job at the same time.

Trades need to happen in a specific order for a reason. Plastering needs to be done and dried before painting. Flooring usually goes in after painting, not before, or it risks getting damaged. Electrics often need first fix done before plastering covers the walls, and second fix after decorating.

Get that sequence wrong and you end up paying for rework. A painter has to come back because the plasterer wasn't actually finished. New flooring gets marked because it went down too early. It's not that anyone did bad work. It's that the order didn't make sense.

Before you start, it's worth asking whoever's coordinating the job: what's the actual sequence, and has anyone checked it makes sense for this specific property? If nobody can answer that clearly, that's worth pausing on.
