Landlords and property managers, before you add a contractor to your approved list, there are a few documents worth asking for at the start.
Not after a problem. Before the first job.
Ask to see current public liability insurance, and check the figure covers the kind of work you put out. Find out whether the operatives are CSCS certified. Constructionline Gold membership, or an equivalent, tells you they have been through a recognised check. RAMS should come as standard on every job, not only when you request them. It is also fair to ask how they handle CDM duties on a refurb.
A contractor who has this ready will send it over the same day. One who has to go and put it together is telling you something about how the rest of the work will run.
The reason this matters is time. When a property sits empty, every week between tenancies is money out. A contractor who cannot get on site because the paperwork is not in order adds days before anyone lifts a tool.
Worth sorting once, properly, so the next void does not wait on admin.
