I finished this lovely house and out building just outside of Sandwich Kent π
It was a huge job so I've broken it down into sections starting with the outbuilding..
The outbuilding..
The centre window frame had completely rotted away and the client asked me if I could remove and fabricate a new window onsite, install and paint.. π
I removed the entire window and got to work measuring up.
I used Hutchings timber yard in Deal for all the materials required and Ramsgate glass for the glass panels.π
I made the window with the cill attached as the base and once was ready to install I repointed around the window and attached a damp proof membrane to the brickwork where the window will sit.
The new window fit perfectlyπ and was fixed into position.
I used a quadrant bead internally and externally for the glass panels to sit in.
Once all the glass was inplace and quadrant secured with panel pins the entire window was filled where required to cover any tiny gaps and screw/pin holes sanded and then 4 coats of a water based primer/undercoat/topcoat.
The other 2 windows needed lots of prep, glass panels replaced , filling with 2 part wood filler and sanding into shape.
The back door was totally sanded down, filled, new bottom panel attached.
All the joints were all caulked using a high end weatherproof caulk then painted In water based weatherproof opaque paint
Facia boards
The facia boards were rotton beyond repair and not aligned well either so I decided to remove entirely and replace for new ones which I installed and painted on site, but before I could do this I noticed whilst removing facia board that the timber Lintel behind was completely rotten and needed replacing urgently, so I measured up , sourced a new lintel which I treated before installing and also attached a damp proof membrane to add more protection.
π€
Once new timber lintel was in place and secured it was easy work installing new facia boards which now sat right and were aligned and joined perfectly
All facia boards were painted using the same paint for the windows and door π₯°.
Side window
Side window was broken and completely useless tbh was made in such a way that the glass was just glued to the inside of the frame, and the little canopy above was rotton and beyond repair.
I removed the window and the canopy and made a new window using the same method I used on the triple window and then made a new canopy using some excess facia board so that everything matched.
Window and the canopy was painted the same as everything else.
Finally 2 small old feed hatches that could of been sanded and painted but would of looked out of place with all the new work that had been completed..
So I removed and fabricated 2 new hatches using a marine ply which was cut onsite painted and new hinges and new black handles added.
The Client is extremely happy with the outcome to say the least ππ
