Planning Permission Granted in the Lake District National Park
We’re delighted to share that planning approval has been secured for the reorganisation and extension of a traditional farmhouse and attached bank barn within this extraordinary landscape.
The proposal carefully reworks the internal layout of the existing farmhouse while converting the remaining areas of the adjoining barn to create generous, characterful accommodation. A poorly constructed 1990s link extension will be demolished and replaced with a lower, contemporary pavilion-style link, lighter in form and deliberately recessive, allowing the original relationship between the farmhouse and barn to be clearly understood once again.
A new traditional out-shut will extend the attached barn, mirroring the adjacent historic out-shut beside the threshing door. This addition will form a new entrance hall and has been designed in keeping with the established vernacular, reinforcing the agricultural character of the building.
The approach throughout has been rooted in conservation: stabilising and insulating existing stonework, preserving historic fabric wherever possible, and ensuring any new openings reflect the proportions and rhythm of the original barns. New glazing to the barn will be simple powder-coated aluminium, intentionally distinct from the farmhouse’s traditional bar detailing, a clear but respectful dialogue between old and new.
The result will be a cohesive and characterful group of buildings that honours the site’s heritage while ensuring its long-term viability.
