Planning Permission Granted in the Lake District National Park

We’re delighted to share that planning approval has been secured for the reorganisation and extension of a traditional farmhouse and attached bank barn within this extraordinary landscape.

The proposal carefully reworks the internal layout of the existing farmhouse while converting the remaining areas of the adjoining barn to create generous, characterful accommodation. A poorly constructed 1990s link extension will be demolished and replaced with a lower, contemporary pavilion-style link, lighter in form and deliberately recessive, allowing the original relationship between the farmhouse and barn to be clearly understood once again.

A new traditional out-shut will extend the attached barn, mirroring the adjacent historic out-shut beside the threshing door. This addition will form a new entrance hall and has been designed in keeping with the established vernacular, reinforcing the agricultural character of the building.

The approach throughout has been rooted in conservation: stabilising and insulating existing stonework, preserving historic fabric wherever possible, and ensuring any new openings reflect the proportions and rhythm of the original barns. New glazing to the barn will be simple powder-coated aluminium, intentionally distinct from the farmhouse’s traditional bar detailing, a clear but respectful dialogue between old and new.

The result will be a cohesive and characterful group of buildings that honours the site’s heritage while ensuring its long-term viability.

Our latest Cartmel project has been on site for 5 weeks. Carl Hornby and his team have made fantastic progress, and the A Team have done sterling work with the stone walling and facing.

We are really excited to see this project progress. We love working with old and Listed buildings and our approach of making any new addition in a contemporary style, with a nod to the historic host building, allows the history of the building to be easily read. The design has simple, clean lines, natural stone facing matching the original barn walls, and a soft, green roof enambling the extension to sit very comfortably within this highly sensitive and historic setting.

Exciting progress on site at this Lake District Property.

The renovation is really coming to life. The windows and doors are now in place, the stonework is looking incredible, and the copper cladding is beginning to add a stunning contemporary edge. Landscaping works have also started, giving a glimpse of how the building will sit beautifully within its surroundings.

Popped in for a quick site visit yesterday to one of our bigger projects, in the heart of the Lakes.
