Another damp issue professionally diagnosed and rectified by our surveyor, James.
A damp investigation was carried out to two internal areas of the property. The dining room showed stable readings with no significant live dampness, while the lounge corner showed heavy salt contamination, staining, and live damp readings extending above the previous salt line.
External checks found the DPC to be present and functional, but high external ground levels and a likely bridged cavity were allowing moisture to track into the wall. This was diagnosed as bridging and hygroscopic salt contamination, not DPC failure.
To rectify the issue, we removed contaminated plaster, treated the salts, installed a new DPC and liquid membrane, and reinstated the wall using a waterproof and salt-resistant render system before skimming and fitting matching skirting.
Externally, we exposed the DPC, removed the bridging, inspected and cleared the cavity, reinstated the brickwork, and repointed using suitable breathable materials.
