The weekend before last, I was so excited to be featured in the Sunday Times… and now I’ve just heard from a lovely journalist that I’m back in the paper again! 😊

This time I’m in the online iPaper this weekend, giving a little bit of advice around downsizing and some of the struggles people are having when it comes to moving home. Link below if you fancy a read :)

It’s always lovely to be asked for my thoughts, even if it’s just a small piece of advice.

I know it’s a bit of a tough time out there at the moment. Houses are struggling to sell, and with September being notorious for more houses coming onto the market, it could make things a little bit tougher for sellers.

It’s definitely a buyers’ market at the moment… but hopefully that will all change soon!

Thinking of selling your house? Don’t make this mistake…

Waiting until you’ve put your house up for sale before you start preparing it.

I see this before many times. You decide you’re going to move, find an estate agent, book the photographs… and suddenly realise there’s rather a lot to do!

The decluttering you’ve been putting off.
The tired paintwork.
The spare room that’s become a dumping ground.
The garden that needs some attention.
..Suddenly you’re trying to do everything at once..panic, stress and overwhelm starts to creep in.

The best advice I can give you is to start before you need to. Not just on preparing the house but also by finding that all important paperwork that you've carefully put away somewhere.

When it come to prepping your home you don’t necessarily need to spend lots of money or completely change your home, but giving yourself time to look at it through a buyer’s eyes can make a huge difference.

You can never have too much storage!!
Now is a great time to reassess your storage solution as the school summer holidays are coming to an end or dare I say before colder weather kicks in!
The best way to make sure that your home always looks its best is by making sure everything has a home.
It so much easier knowing exactly where everything belongs and makes tidying so much quicker.
Just looking back at some of my previous posts I mentioned that ...We changed a badly arranged storage room to a fabulous pantry! I still love what we did and with open planned shelving, when family came to visit they all knew exactly where everything was ...it's such a game changer.

Well, this was a lovely surprise! 🧡

A little while ago I was contacted by a journalist from The Telegraph who wanted to ask me about home staging and, in particular, whether it's really worth preparing your home before putting it up for sale.

I was delighted to contribute and even more delighted when I saw how much of what I shared actually made it into the article!

Then imagine my surprise when my brother messaged me yesterday to say not only was I in the paper a few weeks ago but the repeated it yesterday for the Sunday paper :)

But it got me thinking…

I know from talking to homeowners that lots of people get very overwhelmed with where to start when it comes to getting their home ready to sell or struggling to see why their home isn't selling.

Do you redecorate?

Do you declutter?

Do you spend money on improvements?

What actually makes a difference to a buyer?

What's best not to change?

Every room needs a purpose.

This is something I talk about with my clients all the time ...and it’s important whether you’re selling your home or simply making the most of the home you already have.
If you’re putting your house up for sale, remember that not every buyer has a great imagination.

You might think it’s obvious that one of your rooms could be a double bedroom
but if there’s no bed in it, some buyers simply won’t be able to visualise the size or how the room could work for them.

The same applies to rooms that have become a bit of a dumping ground. If it’s meant to be a bedroom, make it look like a bedroom. If it’s a dining room, show it as a dining room!

Give each room a clear purpose.

On the flip side though…

If you’re not selling, why not make your rooms work harder for YOU?
If you have four bedrooms but only use the spare rooms a couple of times a year when family visit, could one of them become something you’ll actually use every week?
A craft room
A model railway room
A really lovely home office
A dedicated space for jigsaws or hobbies
Somewhere to sew without having to clear everything away from the dining table.The list is endless.

We spend a huge amount of money on our homes, so why not make them work for the way we actually live?

For example we have a lovely big kitchen with a big table, so our dining room doesn’t get used that often which means use it for other things …sewing, hobbies, whatever we fancy.

Your home should work for your life, not just look good for visitors.
When selling, though that same principle applies in reverse: make sure potential buyers can instantly understand what each room is for.
