The Christmas shutdown window books up fast.

We are already taking calls from facilities managers who left it until October last year and found there was little room to move.

The floor, which has been getting worse all year, is not improving on its own. Patching it again is not really patching it, it is moving the problem forward twelve months, usually at more cost than doing it properly would have been in the first place.

AFTER-CARE: HOW TO GET THE MOST FROM YOUR RESIN FLOORING

Most resin floors do not wear out. They get worn out.

Grit ground in by wheeled traffic, spills left overnight, and cleaning products that were never meant for the finish will all take years off a floor that would otherwise have kept going.

None of it is difficult to avoid. Sweep before you wash, clear spills promptly, use products suited to the system, and flag any damage while it is still small.

If you are not certain what your floor will tolerate, ask the people who laid it.

DO RESIN FLOORS NEED JOINTS? THE HONEST ANSWER

Specify a hard resin floor without stress joints, and it will crack.
Not might. Will.

That's the bit that tends to get left out of the brochure, and it's the bit that matters most if you're specifying a floor that has to last.

Hard systems (polyurethane screeds, epoxy) are rigid once cured. They have to be, to take forklift traffic and pallet movements. But rigid materials still move. Temperature, building settlement, the substrate shifting underneath. If that stress has nowhere to go, the floor finds somewhere for it. Usually a crack, usually not where you'd have chosen.

Truly jointless floors do exist. Flexible flow-applied polyurethanes move with the substrate. In the right environment, on the right substrate, they're excellent. They're just not the answer to every floor.

The question isn't really about whether it's seamless. It's what this floor needs to do, and what's the right system for it.

WHAT TO ASK BEFORE ACCEPTING A FLOOR QUOTE

If you are comparing flooring quotes, look past the square metre rate.

The number only means something once you know what lies behind it: the preparation method, the thickness of the system, whether detailing is included, and who is on-site doing the work.

We would rather set all of that out clearly and be judged on it than win a job on a headline figure that changes once we are through the door.

Ask the questions. A decent contractor will not mind answering them.

GETTING WATER WHERE YOU WANT IT: FALLS & DRAINAGE

Standing water on a floor is usually a design problem, not a cleaning problem.

We lay screeds to falls so that washdown water runs to the drains under gravity, and we install stainless drainage to take it away. The two are specified together because they have to work together.

The result is a floor that drains, dries and stays safe underfoot, and a cleaning team that is not chasing puddles with a squeegee.

SECTOR SPOTLIGHT: VEHICLE WORKSHOPS/WHEELED TRAFFIC

Workshop floors take a beating that most people underestimate.

Point loads from jacks and stands. Forklifts and pallet trucks turning on the spot. Oils, fuels and cleaning products going where they should not.

Add hot tyre pick-up in summer, and a standard coating will start lifting in patches within a year.

For those environments, we specify systems built for impact and abrasion, with slip resistance set to suit the way the space is used rather than a default finish applied everywhere.

I'D RATHER TALK MYSELF OUT OF A JOB

There's a version of this industry where you go to site, size up the job, and tell the client what they want to hear.

Spec something that'll look fine at handover. Get paid. Move on.

We don't do that. Partly because it's a bad way to do business. Mostly because on a bund lining, the consequences of cutting corners aren't just a floor that wears faster than it should. You're talking about a regulatory problem, potentially a safety problem, and - if a tank fails and the bund doesn't hold - something considerably worse than both.

I'd rather have the honest conversation early. Tell someone what the survey actually found. Tell them if what they're planning won't be adequate. Talk myself out of a job if that's the right thing to do.

The ones who hear that, and appreciate it - they tend to come back. Keep using us. Sometimes for twenty years.

That's the model.

CLIENT TESTIMONIAL: York Auction Centre

“We wanted to achieve a smooth surface but without digging up and starting again.”

That was the position at York Auction Centre. Around 1,200 square metres of rough concrete served as an exhibition area, and a very reasonable reluctance to take on a full replacement.

We specified a cementitious levelling compound with an epoxy damp proof membrane. Smooth, hard wearing, suited to the way the space is actually used, and considerably less disruptive than the alternative.

If someone has told you the only option is a full rip-out, it is worth a second opinion.

CASE STUDY: Brenntag

When we went to Brenntag's site in Lutterworth, the existing bund flooring had fully de-bonded.

Not damaged. Not worn. De-bonded - the system had lifted away from the substrate. Technically still there. Not doing anything useful.

Before any new system could go down, the old one had to come off, the concrete underneath had to be properly prepared, and we were effectively starting again. Which costs more and takes longer than doing it right the first time.

We see this more often than we should.

The remediation work and the new Ucrete UD200 floor system and Ucrete RG render for the bund walls took considerably more time and resources than a properly specified original installation would have. By the end of the project, Lak Sunner, Maintenance Engineer at Brenntag, said: ""Great working with your team, quality workmanship, and good communication throughout. High standard of safety was adhered to for the works.""

If you've got a bund that's ageing, or one that's never been surveyed since it was installed, now's the time to find out what you've actually got and not when something forces your hand.
