Jasmine Cottage was one of those projects where the potential was obvious, even if the property itself was a bit tired šŸ 

Client, Ruki, had already done the hard graft on the renovation, chosen the bathroom, kitchen and flooring.

Our job was to make sure the interior styling helped it stand out amongst the competition whilst sticking to a very tight budget.

We kept it simple.
Soft colour, natural textures, and just enough furniture to feel calm, cosy, and guest‑ready.

Nothing overdone. Just a place that now looks like somewhere you’d actually want to stay ā™„ļø

The result?
Jasmine Cottage had two bookings within hours of going live šŸ˜Ž

Tip no. 2 for sellers and what they can do before they go to market is to accessories šŸ“ššŸ›‹ļøšŸ–¼ļø

And no, I don’t mean cluttering the place up.

I mean the things that make a room feel lived in.
Faux greenery.
Table lamps.
Books.
Picture frames.
Throws.

That’s the stuff that gives a property some life.

Empty rooms ask questions of people. Styling answers them šŸ’”

It helps buyers picture the lifestyle, not just the floorplan.

Once the concept is set, the real work starts šŸ‘

This is where we turn the design into something buildable, priceable, and practical, through GA (general arrangement) drawings, specification boards, FF&E (Fixtures, Furnishings & Equipment) schedules and design intent packs.

It’s here that that a lot of projects either get really clear… or get messy 🄓

Because if the contractor hasn’t got proper information, the pricing gets weaker, the questions start piling up, and the risk goes up.

When everything is documented properly, the whole thing runs better 😌

Less guesswork. Fewer surprises. Better decisions šŸ‘

Interior design should NOT be treated like the final layer!! āŒāŒ

By the time you’re choosing finishes, there’s already a huge amount of money and decision-making tied up in the project. That’s exactly why design needs to be part of the process early, not tacked on at the end.

They plan for them.

That includes:
A realistic interior design budget
A proper contingency
And an understanding of what it actually takes to deliver a standout finish šŸ‘

Because if you do not plan it upfront, you will pay for it later.
In compromises.
In weaker presentation.
In reduced buyer interest.
Or ultimately, in the price you achieve.

Design is not where you recover budget.
It is where you maximise value.
