What people expect from home has fundamentally changed.

Wellness, technology, hospitality and lifestyle are increasingly shaping residential design, reflecting a much broader shift in how people want to live.

For developers, that means thinking beyond the residence itself. The opportunity is to consider the entire living experience: how people work, exercise, socialise and look after themselves, and how technology can make everyday life healthier, easier and more efficient.

The next evolution of residential won’t be defined by how many facilities can be added to a development. It will be defined by how well those environments respond to contemporary life.

The experience economy has fundamentally changed what people value.

Whether it’s hospitality, retail or residential, people increasingly remember how a place made them feel, not simply what it looked like.

At YOO, we’ve long believed placemaking extends far beyond the buildings themselves. It’s about creating environments that enrich everyday life, foster community and leave a lasting impression.

Because experience isn’t an added extra, it’s becoming one of the defining factors in how people choose where to live, work and spend their time.

Before branded residences became a global category, YOO was already asking what they could become.

In 1999, John Hitchcox co-founded YOO around an idea that challenged the conventions of property: bringing world-class creative thinking into the way places are designed, experienced and lived in.

As one of the early pioneers of branded residences, John has spent more than 25 years helping shape the category, bringing together property, design, brand and lifestyle in ways that were far less established at the time.

That philosophy has since taken YOO around the world and into collaborations with some of the world’s leading creative minds, while continuing to evolve alongside the way people want to live.

John has now been shortlisted for the Industry Icon Award at the Global Branded Residences Awards 2026, recognising his contribution to an industry he helped pioneer.

The best homes don't compete for attention. They create a lasting impression.

With panoramic views stretching across the Mediterranean, the penthouses at YOO Limassol, designed by YOO Inspired by Starck, pair expansive living spaces with a considered sense of place - creating an experience that feels both refined and deeply connected to its surroundings.

Inspired by Philippe Starck’s design philosophy, every detail has been thoughtfully considered to create a home that feels calm, timeless and unmistakably rooted in its location.

You can't create a sense of place by repeating the same formula.

Every community has its own way of living. Understanding those differences is what allows design to create places that feel authentic rather than interchangeable.

At YOO, that's where placemaking begins: creating neighbourhoods with their own identity, shaped by the people who live there and designed to bring communities together.

The result isn't just a well-designed development. It's a place people are proud to call home.

The easiest thing to design is a trend.

The hardest thing to design is something people will still love 30 years from now.

The places that create the greatest value are those that continue to feel relevant, useful and loved long after they’re completed. That’s better for residents, more resilient for developers and ultimately a more responsible approach to the built environment.

Designing for longevity isn’t about resisting change. It’s about creating places with the quality and character to evolve alongside the people who live in them.

The best places aren't defined by what you build. They're defined by how people choose to live there.

At The Lakes by YOO, placemaking extends far beyond the homes themselves. It's found in mornings on the water, woodland walks, shared moments with family and spaces that encourage people to slow down, connect and spend more time outdoors.

Because creating a destination isn't about adding more amenities. It's about creating an environment that enriches everyday life and fosters a genuine sense of belonging.

That's what great placemaking looks like.

Wellbeing isn’t an amenity; it’s a design principle.

For too long, wellbeing has been measured by what a development includes - a gym, a spa or a wellness suite.

The reality is far more fundamental.

Natural light, green space, places to connect. Spaces that encourage movement, conversation and moments of calm. These are the decisions that shape how people feel every single day.

Atmosphere has become one of the most valuable elements of any space.

Whether it's a workplace, hotel, residence or members' club, people increasingly expect more than functionality alone. They want environments with energy, character and a sense of place.

That's why atmosphere sits at the heart of the YOO design approach.

It's shaped through every design decision - from layout and flow to materiality, lighting and how people interact with a space throughout the day.

Your outdoor space has become one of the most valuable rooms in the home.

The way we live has changed. People are spending more time outside - not just to relax, but to work, exercise, entertain and connect with family and friends.

That’s why great outdoor spaces aren’t designed as an afterthought. They’re considered as carefully as extending the home and creating a better everyday experience.

At YOO, we believe the best places blur the boundaries between inside and out, making nature part of daily life.
