Before you decide whether to buy, sell or keep letting a property, get clear on the goal behind it. A good property goal is meaningful (it states your big ‘why’), specific (numbers, not vague wishes) and timed (a deadline changes the whole plan).

🐍 True story: one of our more unusual callouts over the years involved rescuing a pet python!

Have you ever booked a cab for a python? Daniel once needed to book a taxi for a pet python after a leak shorted an Earls Court flat’s electricity – and the snake’s temperature-controlled terrarium.

In true "Murphy's Law" style, this happened the day before Christmas Eve, when the python's owner spotted water cascading down his walls as he left for the airport. Three hours, 19 phone calls and one bashed-down door later, Daniel finally traced the source of the leak to a failed shower connector four floors up!

The bills? £50,000 – which might have been even higher if Daniel hadn’t responded so quickly. The empty third-floor flat, however, suffered extensive floor damage because its selling agent couldn’t be bothered to unlock it for the inch-deep water to be mopped up.

Although the block's buildings insurer paid out most of the damage, the premiums - and therefor the service charges for all the owners shot up. Prompt repairs do pay off.

Owning a rental from thousands of miles away means trusting someone to handle whatever comes up - and this is what "we've got it covered" means to us.

Moving abroad and thinking about letting out your home?

A few things can trip people up early on:

🏡 - Most mortgage lenders require "consent to let" before you leave - skip this and they can call in your loan.
🏡 - If you switch to a buy-to-let mortgage you'll need at least 25% equity and rent that's 125%-145% higher than the mortgage payment.
🏡 - Standard home insurance is usually invalidated the moment you start letting, so landlord buildings cover becomes essential, not optional.
